World record for the most amount of viewings to reach a sale

Think I am heading for the world record.
So for those ex agents, current agents and anyone who has sold a house, what was the most amount of viewings you ever had on a property (roughly) before reaching a sucessfull sale, or the most amount of fall throughs?

    I have actually lost count now, in the 70s now! Which seems an absurd amount to me! I cant think of any that I sold that had anywhere near that many! Although I know a few that had a lot of sales fall through, and some for no apparant reason (ie no fault of the house)

    Highest number of viewings before sale agreed was mid sixties.

    Highest number of aborted sales was seven with one seller.

    Depressing for many to hear these sorts of figures but you asked pawpurrs.

    Oh yes the higest number of viewings by one party on one property was six times before making the offer. It drove the sellers mad. Then after making the offer they went back so many times I lost count.
    A retired senior partner, in own agency, with 40 years experience in property sales & new build. In latter part of career specialising in commercial - mostly business sales.

    Was there any obvious reason why that particuar house took so many viewings to sell?:confused:

    Our last house was 40 odd viewings. I think we were like a local tourist attraction - one woman even invited her friends to come and view it too, cheeky mare!

    Moved in, changed agent and sold to the first people back through the door for the asking price :confused:

    It fell through once but quite quickly so we weren't off the market for long.

    Before that, the most viewings we had ever had was 16.
    Everything that is supposed to be in heaven is already here on earth.

    I feel like a National Trust Property! Keep saying to DH to set up a table by the inglenook and by the lawn, and start serving Cream Teas, we could make a packet!

    Add a photocopied list of where you bought all your fixtures and fittings from and for what price, and you don't even need to answer any questions! :rolleyes:

    In 2007 I had:
    - 30 viewings with Agent1
    - handful of viewings with Agent2
    - 4 developer offers at stamp duty level (rejected)
    - first buyer, who dropped out after survey
    - second buyer, went to completion

    Eventual buyer put in an offer when they first saw it (under stamp duty and they had just put theirs up for sale so not proceedable), they then viewed it 4-5 more times (whenever they were in the area). They eventually bought it 6 months after their first viewing due to having to sell theirs first.

    On paper and sales details it looked really good but it backed onto a main road. No problem some days but when the wind blew the houses way it was noisy. We did explain on the details the proximity to that road but I suppose at £700,000 it was a compromise too far.

    It attracted numerous offers, many up to and even over £100,000 lower but the seller wanted near to the asking price. It was about this time last year and the owner was a classic case of being deluded. But they stuck out and got a higher figure than I was expecting.

    Again proving one of my principles if you are a seller and try high it sometimes comes off. But it is also true if you are a buyer and keep trying really low that also sometimes comes off.
