    I hope you are taking photos or videos of the "cleaning" that is taking place with a camera that is correctly timed and dated.

    This sort of evidence is useful if solicitors get involved as the solicitors for the management company will twist what you have written to say the cleaning is and has always been adequate and you are being fussy.

    I also suggest you get someone in a respectable job i.e. someone in a professional body where they can be removed or reprimanded for lying in a legal situation, to help you with some of the picture/video taking.

    Also make sure you have more than one copy and don't store them in the same place.
    I'm not cynical I'm realistic :p

    I am not keeping as good a record as I could be - I am not here on a daily basis and it's not my job anyway! It's really hard to photograph dirt unless the place is white and cream to begin with - some walls are brightly coloured, the carpets are dark and the window frame paint is in very poor condition.

    In December 2007 we had a meeting with the managing agents and did a tour of the building. The guy wrote copious notes then a follow-up letter saying he was "looking into the issues as a matter of urgency" - they denied nothing in the meeting or letter, but no action was taken at all.

    I also had a meeting with the cleaners where they admitted they hadn't cleaned the exterior windows EVER as they claim they can't access them - there is a fire escape outside which should be completely safe to stand on!! They also admitted the insides as it was BLACK on the ledges; they got cleaned once (with an extra charge!) but not since. Their argument for that was that they haven't increased their prices recently, basically what do I expect. :rolleyes: I expect that if you cannot clean as per the contract for reasons outside your control you don't invoice for it regardless.

    I don't believe the managing agents are up to any funny business I think they just cannot be bothered as it is their only residential building, it's small, not profitable and been up for sale for a long time. I have the impression that they have seriously underestimated me. ;)
