  • We had similar issues to Sandra2 regarding the deposit; it is obvious that we wouldn't have money for a large deposit as Thames Valley insist that all your savings over £5000 must be used towards the purchase. In the end everyone was fine with a nil deposit...Being first time buyers we had no idea how anything worked and were learning as we went. We also were delayed by window guarantees. If it wasnt for the people at the end of our chain agreeing to go into rented accomodation our chain would also have collapsed. I stlll cant believe we will be moving in ten days!

    We finally exchanged this afternoon! Goodness me, what a trauma. Lots of work from solicitors and the low deposit was finally accepted as they wanted to exchange more than they wanted to hang around for our small savings to clear in the solicitors account as this takes 5 days. Also you are liable for the full 10% if you fail to complete on the date specified which is a little alarming as neither us nor our bueyrs actually have that kind of money so lets hope it all goes through now. Fingers crossed for everyone else - and hope the packing is going well withoutatrace!

    Im glad everyone seems to be coming closer to the end off all this, though not without any problems I see! Well done sandra2 for exchanging after such a long battle, I hope mine isnt too much longer now, and that there are no more problems! I have now had my survey done (nothing came up as urgent) and have received my mortgage offer and sent both to TVHA, can anyone advise how long it takes TVHA to give the go ahead for exchange?

    TVH got the stuff on the 2nd of July and it took them 5 working days to agree we could exchange as case worker had to run it past senior manager and then let solicitors know. It then took a further week to actually exchange as Phillips came up with some other random questions and then the whole deposit thing needed to be sorted out but we finally exchanged on the 14th. Completion is set for August 5th so am now packing boxes!! Hope it all gets sorted out quickly for you too, and all the others waiting to hear. The end of the road is in sight.......

    Its so nice to be hearing some good news!! We've all been through so much!!

    We are STILL waiting for our mortgage offer to come through... feels like we've been waiting forever, but we've been told we'll get it in the post tomorrow so fingers crossed it all goes smoothly from there!!!

    Our Solicitor is really great... (Warner & Richardson in Winchester) always keeping me updated and keeping TVH in the picture for us as well. He's the only person out of everyone I've dealt with so far that I can really trust!!

    I think a few months back none of us thought we'd ever get through this but I'm so happy for us all that it's working out. Well done everyone!! :) x

  • It has been a long and stressful journey but we completed today and picked up the keys! Finally a lovely home of our own, everything went smoothly once exchange had taken place, the funding from Thames Valley was transferred on time....It still hasn't sunk in, but the removal van will be here at 8 am tomorrow!

    Good luck to everyone else, hope the final stages go smoothly for you too...
  • good luck withoutatrace.......I love hearing everyones successfull stories.....good luck everyone whos on the ship at the moment....it get rocky at times doesnt it then settles and you feel sick but land is near ad you can see it getting closer and closer and the reward is near....hope Im not sounding to mad...only had half a larger honestly LOL......no seriously I want to wish everyone all the best on their soon to be exchange and completions and you can all enjoy your new homes......xxxxx

    Its all sounding really positive with everyones move....appears as though it is all moving slowly but surely. Congratulations to those who have moved in!

    We have had the survey, valuation and mortgage offer return successfully. We have forwarded all off to TVHA and solicitors for approval, and TV have everything they need from solicitors now. Just waiting on rent reference and confirmation that our current flat will be allocated on our departure to someone on the waiting list. Sounds trivial but necessary i suppose.

    Case officer is away until 3rd, so hopefully it will mean good news next week.

    Congratulations withoutatrace and good news ChelseaDPM, finally you seem to be getting there. We are now fairly packed up and complete on Wednesday so will be glad to get to the end of all this. LOUB06, hope your mortgage offer has been sorted out and that you move also. Thanks everyone for being here over the last few months, it has been a real support knowing others were going through the same things. Let's hope it all carries on in this positive way and we all get into our new homes soon.

    Thanks Sandra2. We've sorted our mortgage offer now and Thames Valley received all the paperwork middle of last week so now we're just waiting for the okay to exchange! Seems to be taking forever and we're off on holiday begginning of September!! Arrrggghhh!!!!!!!!!
