First Time Buyer Help

Dear All,
I have ghosted around the site for a while (thanks for all the advice) but now am getting closer;
So just a bit of help needed for a first time buyer, we have put in an offer of full asking price (which has been accepted) but the owner refused to take it off of the market, also the agent hasn’t updated the website and doesn’t seem to be taking us seriously.
We have a mortgage ready to go (Accepting it next week), Solicitors ready to start the process as of tomorrow and surveys / insurances will be arranged within the week.
Overall this is costing a considerable amount of money and is a big risk to lose. Is there anything we can do to safeguard our investment or have us taken a little more seriously?

    You've offered the asking price (are you sure its worth that?) and they still insist on makreting it, tell them to take it off the market or you'll walk away - and do it.

    Its very early days, I would think it would be farier to have it taken off the market once you have your mortgage offer. Are they still accepting viewings, or are they jus taking names and numbers of poential intrested parties?

    We're in the process of (hopefully) buying our first house too! We put in our offer on Friday and today agreed just below asking price.

    Personally, I would not be comfortable with your vendor's reluctance to take it off the market given how quickly you are moving along. Have you asked the agent if there are any reasons why this may be?

    Once your mortgage offer comes through I (personally) would insist on it being removed from the market at least as Subject to Contract or offer to walk away.

  • thanks for the quick replies, we are quite happy it's worth it barring a poor survey it's ready to move into with very little work.

    We have had a mortgage offer (on a previous house ) above the asking price of this one and are confirming it next week. I believe they are still taking vewings but will check.

    When we got our offer, we stopped accepting viewings and the agent put up 'sold' (sstc) on their site.
    We wouldn't take it 'off the market' as that would mean buying a new HIP if it all fell through, so while we stayed 'on the market' we wouldn't have entertained any new viewers. A deal's a deal!!
    Definitely find out if they're still taking viewings - there's nothing wrong with the agent at least putting 'sold sstc' on their site though, I'd have thought?

    Not good news if they are still taking viewings. As you are a ftb & offered full asking price they should be biting your hands off in their haste to sell the house to you.

    I wouldn't trust a buyer who continues to market the property after saying they accept your offer. They either have accepted the offer or they haven't. They can't have it both ways.

    I think I'd mention to the estate agent that my offer would remain on the table for 48hrs & then I'm going to continue my search for a suitable property unless it's definitely off the market.

    Whenever I've sold a property it's always off the market as soon as I've accepted the offer from the buyer.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

    Seems we were asking the wrong thing from them "to take it off of the market " but now we have asked to have it sold STC and no more viewings they have agreed :)

    I would always make an offer on the agreement that the property is taken off the market and no further viewings permitted.
