we did this because it made our lives easier for the length of time we would be staying there. like an electrical point for the cooker because ours is electric. and re-painting the small bedroom for our son. thanks for all your help. we have signed the papers for the one we want and it will take about a week to go through it's just waiting for credit checks and that now. im worried about what the old landlord will say but we have always been upfront with our rent and never caused any problems until we decided to move and they have been less than helpfull. im part-time and my boyfriend is a student so we have had to have a guarentor and we have put the whole 6 months down to try and seal the deal. im hoping this works. they seem to think so. we were going to apply for housing benefit but we have been lucky to have lots of help from family so here because we cant we are not going to anyway. we can try and survive without it. even if our old estate agents tell them we have applied for that ill close the case so we still get the houseConverted comper to MSE. You could withhold the last month's rent and let the LL take it out of the deposit. Depends on how sure you are that you didn't cause damage to the property and that the LL can't claim for any damages, which (s)he may be able to do if you do not have in writing any of the alterations that you have made during your tenancy. It may sound petty, but I've known landlords like this.- = I also recognise the Robins and beep for them = -0

it seems to me these landlords can get away with stringing these tenants up however way they like. I think it should be an independant body inpecting houses before and after you move in. when i moved out of my council house they tryed to ask for £250 of damages. this house was not in the best area and id heard on the grapevine my neighbours had helped themselves to things around my house. They didnt do the inspection until 2 weeks after i had left. i told them i would take them to court if they tryed to claim for any damages as i could not be responsible for the property between that time and i had taken photographs when i had left. they dropped it.Converted comper to MSE. Take care on this one - know the post is a few months old so may all be sorted out, but note
in respect of improvements made by the tenant to the property the landlord may withhold the deposit citing that the dont like/didnt approve the improvements (eg they dont like the shade of paint) and so can hold the deposit to rectify the problem.

i strongly suggest that you take pics of the place as you are abotu to leave it - then if any 'mysterious' claims on damages do arise, then you can present photographic evidence that shows your side of the story - else, it is your word against theirs!!
I hope that the LL doesn;t try this nasty trick - I know that I didn't when I was letting out a flat - but the temptation is always there .... In fact, if there was any damage, I offered the tennant the opp to rectify it!
