Sorry obviously I'm not reading well :wall:
I guess the buyer is just playing games which is not only mean but daft as they will have paid for survey etc. I wonder if they think that prices are going to continue falling but they should have made that calculation in offer price

If you can I would call their bluff. I have had an offer accepted and am hoping to move in soon. We eventually agreed on a purchase price 5k under asking. Now I think I may be paying a bit too much and no doubt the vendor is thinking I am paying a bit too little. The valuation came in at the same value as purchase so that's it. Maybe I'm old fashioned but a deal is a deal.

you have to way things up, how long did it take to sell? how much interest was there in the flat originaly? maybe the buyer has seen something better for less, who knows, this is something i wouldn't do, i feel once a price is accepted by both parties (provided no faults need rectifying later, or a search reveals a problem). In this market you have to be realistic if you want to sell and demand a good price on what you are buying, we just sold ours (stc) and am waiting for the call to reduce the price, if that happens i will call their bluff and pray they don't pull out and I lose the house i am trying to buy, we feel we have already "given" enough by accepting 12k less than the asking price (already that was down 20k on a 2007 valuation).
Try to find out the buyers position, use your estate agent to intervene (he has much to lose) try to find out if they are just trying it on, or are serious about pulling out, if they are then can you afford to do a deal? If you feel they are trying it on (they probably are) just say no and wait to see what happens next.0 -

I think you should ask to see the survey and may be meet her halway 15k is a lot to ask. I have just my survey's report verbally by the surveyor and it has identified a few major issues e.g roof is leaking and needs urgent attention. I have to pay the surveyor an extra £100 to get the costing and depending of how expensive it is, I will have to renegotiate. I know for sure I have to re-wire the house. The house looks perfect and ready to move and not now. The hassle the re-wiring is going to cause and then have to re-decorate.0

After what she has already spent on a survey and solicitor's fees she must be kicking herself that her little plan didn't work!
