somewhere between your ASKING PRICE and £0.99p is the MARKET VALUE of your home. You will know that you've hit the MARKET VALUE of your home when it sells. The market is NOT CLOGGED UP or SLUGGISH or anything else. If you price correctly then you will find a buyer. The market has shifted since 2007 but sellers are still locked into that year as if people can still borrow the money.
We can't.
I have a 10% deposit and have tried to buy two houses. BOTH of the houses came back with mortgage company valuations that required me to "top up" the deposit, which I simply cannot do. This tells you something - the prices are NOT realistic for the lenders to lend against - and that is how people BUY houses.
Neither of the "sellers" (If I can call them that) would bring their price down to allow me to buy their houses at the valuation that the BANK had put on them.
I don't know how many other buyers are finding this but it's very very annoying from a buyers perspective. I'm in rented and have a deposit and can't buy a darn house. It's driving mrs househunting CRAZY.
I wish you all the best sellers - but you also have to get with the market and come down to where the money is, and not live with your head in the clouds of 2007 valuations.

i bet if they were selling something...for example a car, they would not want to sell it for 99p just cos thats what i happen to have in my pocket when i go to look at it.

Blodwen: On market for 13 weeks, 3 viewers (and buyer who then pulled out) in first month. No viewers or contact from agent in last 2 months. Planning to change agent at 16 weeks.
NEH: On market 29 weeks, 3 viewers,1 ridiculous offer soundout, useless Solicitor who can't find the bed or the flat itself. Planning to rent it out from November.
Emilia15: On market for five weeks (feels like a lot longer), three booked viewers (although only one turned up!), price reduced by £8500 last week, EA who was dealing with us has mysteriously 'left the company', trying to deal with the chronic lack of buyers by adopting a zen-like stance and also by reading this thread
rosered100 - been on the market since March. Had an offer from the first viewer at 91% of asking which we accepted. They dropped out 2 days before exchange. Dropped the asking price to the level of our first offer. Total of 16 viewers, 5 of them viewed twice. Then 2 offers came on the same day a fortnight ago at 10% below our new asking price. We have reluctantly agreed to one of them as long as they get on with it. Havent heard a word from them since:(0 -
Jw2003 so so sorry to hear that, sounds like they weren't really serious in the first place if you'd offered to fix the central heating. Either that or their circumstances changed and they made up the excuse of the central heating to get out...

I don't understand what the issue could possibly be but I have booked a boiler service and safety check for this week anyway because I should at least have had a service done this year already - that way I'll have the paperwork handy to prove it's all fine & dandy. I think maybe the plumber 'forgot' to register it for us so in a quick search it's not showing up as installed by a Gas Safe engineer (even though it was):silenced:0 -

Banks offering low is not a new phenomonon; at the end of the day they are only interested in whether they could get their money back if they need to foreclose on you; which is why they value low - to keep their risk from YOU the buyer/borrower low.
The bank valuation is NOT a market value, simply what they see as an acceptable risk to lend YOU the money - that is not the same as a market value.0 -

Great stuff on the offer, I can empathise with the viewings - we have shortlisted to 3 second viewings from a batch of 11 carried out this weekend and none fit all our boxes, I am still trying to work out where I can compromise without increasing our budget:silenced:0
