Best 5 year fixed rate at 75% LTV?

Hi there,
I'm a first time buyer with a 25% deposit to put down and have been looking at the best deals around at the moment.
I would like to fix for 3 or 5 years.
I've seen a couple of 3 year deals at 3.99% but am thinking that it might be best to fix for 5. The best deals i've currently seen are HSBC @ 4.45% with a £999 product fee and the Post Office @ 4.49% with a £599 fee (therefore the post office deal works out better over the course of 5 years.)
Does anyone know of any better deals out there at the moment?

According to the First Time Buyer page on their website the HSBC Special 5 Year Fixed rate is 4.39% with £999 fee, a slight improvement...
It's the best I can find at the moment, I prefer a higher fee and lower rate given the size of my mortgage.0 -

I've seen a deal with Natwest at 4.59%, with £299 fee. As i aim to borrow 95k, over 5 years it works out about £20 cheaper than HSBC at 4.39% with £999 fee!

What about a ten year fix, anyone got any good deals on these as I am looking for one.0

The best deal I have found on a 10yr fix is 4.99% with Abbey.
Any better deals then please let me know?

Abbey is a no no.
I earn 40k+ per year yet they won't lend me 100k over 14 years. They say it would stretch my expenses.
Other people have screwed the economy and I have to pay.0 -
That's interesting about Abbey, I don't feel so confident pursuing a mortgage with them.0

ToMonkey - that's interesting as I was looking at Abbey too and we want to borrow about the same as a multiple of our income.
Do you mind me asking if you have other credit commitments already? Just wondering whether they have a problem lending 2.5x in principle or just when (with other credit already acquired) the multiple borrowed would be higher?0 -
im in process of getting deal with the abbey at the mo,4.59% for 5yrs with ltv 71%..it had to go to underwritters,its been a week now & there still asking for this that & the other,so im still waiting for a green light..was going to go with halifax,pretty much same deal but fees was £850 more,starting to wish i had0
