Thanks to all posters - I am intrigued by the different points of view and find myself swinging wildly between them! I don't think I have ever seen such a good example of two equally valid yet opposite opinions. I would love to do some research into the backgrounds of posters on either side (and ones like me that keep changing their minds). It would be good to find out if the posters who say that 31p is not worth getting het up about etc are actually calmer, more content, less easily ruffled in all their attitudes and whether there are any correlations between the opinions held and the sort of jobs people do etc. I can feel a research thesis coming on!“A journey is best measured in friends, not in miles.”

However those same people who see it as such a non-issue seem to be spending loads of time on this thread posting quibbles about how it is not to be quibbled about and how they simply don't have time to quibble about it. :rolleyes:

There is nothing worse than bad feeling / tension in a household. This is your home. You should feel safe and happy here.
If you have issues actually collecting the rent that is due to you - you can use a lodging agent. (type 'professional lodging agent' into google)
It will cost you a fee per month - but you will have piece of mind, and not have to do anything to cause conflict. The fact is, this is a professional arrangement, and should be treated as such.
If a tenant is taking the micky, it will just make you feel bitter. (you know this as you have posted the issue up here)

I just got a fax from one of my suppliers claiming I have underpaid by 1 Euro - we purchase on average EUR 10K per month!!
