Great replies everyone, thanks. I'm going to request invisible option C. I rent because it is flexible which I need for my job, having a stressful job and not having that flexibility isn't going to do the old blood pressure much good!Trying to only spend money when I absolutely have to.Barclaycard: £4559-1500 = £3059 (Will have £900 to add to that end of September)Loan from Friend = £20000

do not agree to any charges to go onto periodic - the amount of work a LL or Agent has to do is zilch.....0

Apologies for being unclear..we never received a S21. We only received a letter from the EA two months prior the contract's expiry.
The letter was pre-complied and had just two boxes:
1) Renew the contract for 12 months (121GBP)
2) Leave the flat at the end of the contract.
We were asked to sign the form, choose one of the two options and mail back the form. I rang the landlord and asked to stay on rolling contract or get a discount if we had signed for 12 months. The landlord say 'forget about it' so this morning I'm about to go and see a couple of properties that are about 16/20% cheaper than what we've got now.Hope you get a better deal arranged soon

Well I asked the letting agent if I could go onto a rolling one month notice tenancy. They understood my situation and said it was fine with them and that they'd recommend to my landlord that he allows it as I'm a good tennant. However, they did give me the warning that I could be kicked out with 2 months notice. I think I can cope with that.Trying to only spend money when I absolutely have to.Barclaycard: £4559-1500 = £3059 (Will have £900 to add to that end of September)Loan from Friend = £20000

I guess I'm a bad tenant! We signed for 6 months, said we'd like to stay longer but not get tied to a long period, they kept asking for 12 months. We said no, can we have a rolling tenancy, they said possibly but they really wanted us to take the 12 months. Every time we asked about a rolling tenancy, they tried to get us back into a fixed term.
So I didn't sign anything, our contract expired and we still live there on a rolling tenancy. Which is exactly what I wanted, and avoids me paying the LA another £120 for forcing me into a contract I didn't want. If they said to move I would have TBH, I don't like being bullied into things.0
