    How much more info do you want on a tennant other than 6 yrs of credit history, including addresses & references?

    I'm merely saying all round transparency would be better.

    There are many occasions where you do not get good history of credit references i.e students and other means need to be judged.

    Other instances might be new immigrants to the country or people seconded to the area from abroad that all need to be checked

    Since you bring it up, how would you get 6 years of credit history for someone who had been incarcirated for the last 10 years ;)

    Someone could also have a good credit history but have absolutely trashed the property, how do you get this information

    As I say, transparency all round for landlords & tenants

    This is something that could easily be incorporated into a tenancy agreement and available information up front.

    There is NO way a LL can avoid the risks of the above. Unless of course:

    1) Mystic Meg is you milkmans cousin
    2) The newly installed Government of Iraq want to flog you Saddams' records for a few quid
    3) Dont house them!

    If someone trashes your property you have the right to take them to court &/or keep the deposit.

    You let someone take your house by referencing them, you accept the reference & the details supplied. You check their financial status & they pay for it all & mostly someone profits from the money handed over with no guarentees of somewhere to live.

    You profit from a business. Your profit. Your choice. Your risk.

    I'm sorry but you kind of make my point a bit.
    You say that there is no way a LL can avoid the risks, but I would disagree.
    There are a number of measures that can be incorporated.

    My point was that the likes of students, immigrants and those on secondment may not have a credit file to check against, yet they may have already been in the rental system.

    The referral you refer to is the sort of thing that could be incorporated in the tenants register.
    Who better to refer than previous landlords?

    A student could have rented for 2-3 in a number of properties that builds up a referral history
    Similarly for the immigrants.
    An employee on secondment could secure the property via his company as the responsible authority for their employee in the property.

    Having a register for tenants would help those starting on the rental register to build up a history of referrals and thus make it easier to secure a rental property of their choice.

    You seem to be very negative on this with no open mind to the potential benefits to both the LL and the tenant.

    Which fee is this?
    Are you referring to the credit reference fee. Nothing to do with the post regarding finding out if the property is sufficiently.

    If it is the Credit reference Fee, I've already suggested that having a tenants register could do away with this.
    You don't seem to be at all open to a potential better system for LL's and tenants do you? :confused:

    Why not have a flatulence register or a bad breath register ..... it's becoming like a communist dictatorship where you can't take a pi$$ without a certificate of some kind. The market should itself regulate bad landlords, because they'd have no tenants, the thing is that it is the bad tenants that allow for bad landlords as there are plenty of renters that I wouldn't entertain because I know they'll cause me a ton of trouble there are plenty of DSS druggie tenants out there, who are the market in general for these !!!!!! holes.

    Forget all the flowery stuff. The 'Register' is nothing other than a cross referencing sheet for the Inland Revenue.
