EA keeps sending people who haven't sold yet

We have had our house on the market for nearly a month now and sold it the first week it was on the market, only for our buyers to loose their buyers a day later :( Since then we have had about 7 viewings in 3 weeks, however, only 1 of those viewers had sold their house and were therefore in a position to make an offer...they didn't!

Do you think it is reasonable for me to ask the EA to only send people who have sold round? Our position is that we only put our house on the market as we saw a lot of potential in another property (which is still available) but we aren't bothered about moving. We love where we are and we love the house, we just saw an opportunity to make money on another house. So having lots of people trapsing through our house and having to stay in for viewings when people can't even make an offer is really bugging me now.

    Absolutely, they are working for you at the end of the day and I agree I wouldn't want people looking at my house who are not in a position to proceed, the only downside could be that you might put someone off who subsequently gets themselves into a position to proceed.

    Gorgeous house BTW! Wow!

    To be honest, If you dont want to move, then dont. I think anyone who is selling thier home knows that they are going to have all the hassle of the traisping, constantly having your house spotless, organising being there and all that jazz. People put up with that, cos they know that they want to sell their home. If you dont want to sell, then dont bother.

    Its up to you I think what you ask your EA to do, but I think you will have less people coming round and less people in the offing to buy it. If youd had 1 viewer round in 3 weeks would you feel aggreived that the EA isnt doing enough? Would you therefore end up having the house on the market for way longer? If the other property you are looking at gets sold to someone else, will you really want to sell at all?

    If I were you Id pull the house of the market, adn stay. You obviously love it, and it seems a bit silly to be potentially offering a property, that you dont really want to sell

    Just my opinon, but again, lovely home you have there!

  • I know it's annoying, but one of those peole may find themselves in a position to buy (or who knows they may be able to buy without selling!) so I'd put up with it if I really wanted to sell. When I sold my place I had people coming who didn't have a buyer calling me 2-3 weks later to make an offer when they had a buyer themselves. You never know! Good luck. The house is lovely BTW.

    Thanks for the advice guys, we are thinking the same things as you have all said...we could potentially put someone off who in a week or so's time might sell and make an offer. I think its just annoying that we feel like we are putting our life on hold and then the people coming love the house but are in no way in a position to proceed. THey have even sent 2 people round who haven't yet put their house on the market which just really seems silly.

    lynzpower-we do want to sell, maybe I didn't word it right! We would both love to sell (make a little money) and move on to another project. But I think we are in a fortunate position that if we don't sell that it doesn't really matter. The house is lovely (thank you for all the compliments by the way...wanna buy it! hehe ) and the location is perfect, great neighbours etc etc so we perhaps don't have any of the normal reasons for selling...just that we fancy doing another house up. Maybe thats why it feels more frustrating :(

    Ooh, had a thought.

    Get a floorplan done and get your EA to give it out with the details. It'll filter out those viewings that have an idea in mind what they want and can see if your house offers it or not. Reading the descriptions, although quite clear, I'm not too sure how the rooms all lead off one another, or shapes of the rooms etc etc. Floorplan does this instantly.

    I've been on too many viewings that, if I had a floorplan of the house, I wouldn't have wasted my, or vendors, time viewing.

    If you fax/email them a sketchplan of your house they'll turn it into a plan for about £25/£30 I think...and try and get the EA to pay for it too!

    Blimey, I could do a floor plan on Autocad for for that sort of money (CAD software, easy to do).

    I agree that it helps sell a house. It saves a lot of time and allows buyers to get an accurate picture of the property.

    Personally I wouldn't stop people viewing just because they hadn't put their house on the market or agreed a sale yet, although I do understand your frustrations. I have had two cases recently where people have viewed properties that I am selling, liked what they have seen and put theirs on the market. Both of those people have agreed sales on their houses within 10 days, one was on for just 2 days. A number of agents they had dealt with told them they couldn't view because they weren't on the market, they may have had a more suitable house for those buyers, but they never got to see them.

    Floorplans will never replace a viewing, some people can't visualise the dimensions or layout of a room from a descrption or plan they have been given, they need to see it. A while ago I was instructed to sell three properties next door to each other, houses exactly the same design & layout, same asking prices, the only difference was the decor & the arrangement & size of furniture. We were taking viewers around all three on the same appointment. They couldn't believe that all three were the same size, one felt a lot smaller due to the size of furniture in it. Two sold within a week of coming onto the market, the third took eight weeks to sell.

    And for the example above, I would argue that a floorplan would have helped buyers see the large furniture property without the large furniture...thus helping it sell quicker if you felt that was the obstacle to the buyers. The viewers who could compare between the three houses had the luxury of physically seeing the large furniture house without the furniture...a floorplan would have been the next best thing.
