    At which point did you realise the EA had you in their grubby pocket and were taking you for a ride? Or have you not yet?

    I think you should offer 210k and beg the EA. All the best.

    I'm too honest with the EAs. I have this unfortunate fault that I keep telling them the most we can afford. Obviously they'll expect us to pay that unless it needs a lot of work. So yes they are fully aware and we have not been refused a viewing yet.

    Think £210k is a bit steep to be honest.

    At what point would you begin to appreciate that people have stories that go further and are more individual to them than your gut reaction to them?

    The OP has been on this board a while ago when she couldn't get anything for her budget at all except flats. Except for one house? which she ended up pulling out of the deal because of it's poor condition. So she walked away and here she is back when prices make more sense to her. She has got a head on her shoulders.

    Try to learn or at least ask something sensible before you judge people.

    I'm not judging her, I'm doing her a favour as it doesn't seem to have occurred to her the EA is trying to rip her off.

    I have a reasonable size deposit and can buy at any time. I just choose not to pay 150k for a 2 bed terraced house that was 30k 6 years ago ok? What you gonna do now, call me stupid again?

    OP In the current market the majority of Sellers are waiting to find a buyer for exactly the reason your Seller stated to you. I dont find that unusual but I would agree with the posters who say don't spend money until your Sellers have somewhere to buy and the chain is more firm. If you spend money now on valuations and searches etc you may find the chain above you goes further than you would like i.e. your Sellers find a place and the Sellers of that one have to go find something too and so it goes. Your searches will only be valid for up to 6 months and then have to renewed. Your mortgage offer will also have a limitation and valuations/surveys occasionally also have to be renewed!
    BUT what I would add is to keep in touch with your Sellers direct and maintain a good relationship so that you both know where you stand. Let them (and the Estate AGents) know that you have instructed your solicitors but that you won't be doing anythng that will cost you money until they find something to buy. If they are unhappy point out that it actually won't delay anything because their own purchase will be running alongside the sale at the same sort of pace, so there won't be any time lost.
    Keep in touch with the lender who has agreed a mortgage in principle just to see if there are any deals on good products that are about to expire, which you could secure by actually making an full application now without putting any fees down just yet.

    I'm not an idiot and I know the EA's most likely have whispered a few words in the vendors ears. We wouldn't pay more than £195,000 for it, so we haven't.

    Anywho, I won't be spending any money until the vendors have found a place, we'll definitely keep in touch regularly.

    My mortgage broker has been working really well with us and we have everything ready to go. To be honest I'd prefer if we didn't actually move till mid July if possible, as the kids will be off shortly after and we'll have a bit more free time to sort things out, but we'll be happy whenever it takes place! :D

    Unfortunately you're a victim of the market. Constantly posting negative stuff on here is not going to speed your buying chances up. I hate it when people who have no idea about the op's circumstances post negative rubbish because it suits them. Have a day off.
