    I dont think its as simple as up or down exactly because there is a number of factors to match the different accommodation costs

    But we're at historical low rates and if people can get a fixed rate then this is the year to either buy in or upsize the house I think.

    By the time its obvious the best chance for low cost house ownership will have passed.
    So I think people are going to have to bite the bullet and consider buying on the way down so they are actually in place for a real bottom however that occurs

    For a long term asset I think there is way too many short term speculators involved for that to be a clever move.
    It'll be the guys who took the average gain with the average loss as best they can who do best imo, it is where you live after all so why gamble excessively

    In my post above the developer went bust in January and it has taken until now for more realistic prices to start appearing.
