Basically, the WON'T reply, because they CAN'T reply. I have found a loophole which GMAC created. GMAC IMPROPERLY executed most of their mortgages by not complying with statute, thus the mortgages they sold to MAS No.5 are INVALID AB INITIO!!
MAS No.5 bought a load of "pups" :rotfl::T. SO here's what the letters do; They request documents which LEGALLY must be completed (in a very precise manner) at the time the mortgage was taken out. MAS No.5 will be 99% unable or VERY unwilling to provide proof of these documents. This creates an UNENFORCEABLE mortgage.
What the above means for you dear people is that MAS No.5 have NO remedy in law, OTHER than what they lost in the initial purchase of your contract. IF you can get a court order to force them to divulge what they paid for your individual mortgage then, according to contract law, all they can claim is what they lost, NOT the property which would be of a higher value and if THAT doesn't work, I have around 20 other ways we can keep these morons so busy in court we can drive them to the wall.
I would like to arrange a get together is that is possible so that was can discuss "Battle Plans".
Now, WHO'S UP FOR A REAL FIGHT?? It's going to get very dirty, and might be expensive, but I KNOW we can beat them if we ALL join forces. SPREAD THE WORD!!
Does this mean in lay mans terms I can get a better deal or move my mortgage? I have a BTL on my old property, my only BTL by the way. I have tried to move it but the cost is stupid.
I ask MA5 about new products but nothing!
All i want is a fair reflective rate and with so many BTL rates at 3 to 4% why are they charging me upwards of 4.75%.

Namely one principle states a lender MUST treat all customers fairly after sale and deal with post sale enquiries fairly and promptly.
Forget going to Court. Complain in writing using special delivery post and if then not satisfied take it up with the FCAs complaints arm - The FOS.
Proving what is a 'fair' rate is going to be very difficult though, afterall investors in a more high risk mortgage book can argue the reward reflects the risk.0 -

OK, you have my ears, where do I find these 6 core principles are they on a FCA website?
Are you saying these cover 'Buy to letters'?
Is there a template letter I can use instead of waffling about under my own steam?
What is a likely outcome, ie will they be obliged to offer me a better deal even if that means moving my mortgage in their system?
Sorry to ask so much but better to be prepared.
One last question. Is there any recourse with them selling my account on. Originally with Birm-midshire?

So Contacted FAC about MA5 and because I have a BTL which I assume is a non regulated mortgage (using FAC criteria) my only come back is to complain to them (MA5) direct and appeal to their....what exactly?
So nothing basically?

Bear in mind that GMAC RFC (Now PARASITUS AMC) were recently "done" for contempt of court and are even worse than MAS No.5 when it comes to hiking up prices and rates then aggressively stealing houses they have no right to do so.
Are you aware that MAS No.5 probably paid around 10p in the ££ on your mortgage so their lie about "increased costs forcing them to increase our rates" is just blatant profiteering.
Parasites are stealing (Yes you DID read that right) peoples houses for a fraction of the cost of what they are worth. YES people it's ANOTHER UK banking SCAM perpetrated by the criminal element which runs our financial institutions.
Seriously, they are the "shady" part of the Co-Op which they try to hide (no email address, no website etc). Cooperative, good with food, crap with banking eh?
We need to tell the world about these scammers and their dubious business practices the more people know the better. I have just started printing a blog about HSBC on ALL the envelopes I send that way everyone get's to see what they are like. Let's do the same with MAS No.5.
FYI they also have MAS No.6 and MAS No.7 ready to roll out. I guess this is for when they get fined out of existence. Anyone care to guess what happened to the other 4 incarnations of them?
