Help - I chipped the bath, LL wants me to pay for whole replacment

Hi.

Sorry to bother you all, just needed a bit of advice because i'm not sure where i stand with this.

I dropped the showerhead attached above the bath and it has chipped away the enamel paint on the steel bath. LL had a look today and has said he wants £100 to cover replacing the whole bath. Is this reasonable?

We mentioned whether some enamel paint might work, but apparently it'll only be good for 6 months.

We are moving out soon and he said that he the bath doesn't look great and a replacement would be needed for new tenants. We are prepared to pay (lose some money from our deposit) for a repair but we are unsure as to whether a "whole bath replacement" is a bit drastic?

What are your thoughts?

If he is only charging you £100 this may not be the whole cost of the bath.

It certainly doesn't include any labour charges.

If I was you I would accept the cost and go, sounds like a reasonable LL to me.

I chipped my enamel bath (ohps - dropped metal plug - BIG chip!). I fixed it with one of the enamal repair kits (about £25 - although took quite a bit of time to do), and 2 years on it still looks perfect, and you'd never know it was there!

No, I am not perfect, but yes I do judge people on their use of basic English language. If you didn't know the above, then learn it! (If English is your second language, then you are forgiven!)

I have £10K that says the bath will stay and he will pocket the £100

Agree to the £100 on production of his repair bill for it after the work has been done.

    Cheers!

I shouldn't think £100 would cover the cost of a decent steel bath, so think the charge pretty reasonable.

You could have been lumbered with the actual cost of not just a replacement bath, but for the labour charge in fitting it too.

You admit to damaging the bath, so best to pay up.
The bigger the bargain, the better I feel.

I should mention that there's only one of me, don't confuse me with others of the same name.

Tell him to take hike - the bath is still usable even though the enamel may be chipped.

Sounds a bit drastic to me. Not very environmentally friendly, either, to replace a bath that just has a chip in it.

What was the condition of the bath before the chip -- was it brand new when you moved in?

Alternatively, argue that the odd chip is "fair wear and tear" and as such no deductions should be made. He'd agree that the bath would need replacing anyway in, say, the next 20 years so why pick on you?>

Presumably the rest of the property doesn't have the odd blemish the meaanie-LL is winging about?? I think LL should be grateful for small defects/mercies.

    Cheers!
