    Why is it dumb!

    If the house is on at a realistic price, then why not pay the asking price if you've done your research.

    I put mine on and got my asking price in December because I didn't mess about and told the sellers that I only wanted what I'd payed for it 3 years earlier and they were happy with that.

    I wouldn't say they were dumb either!

    I have noticed this too. Ours was on the market about 6 weeks without an offer then we had 2 last week, just under the asking price.

    (By the way, I work for the NHS; I'm not an estate agent)

    a decentestate agent should of contacted you to see if he could get as much as possible for his client but they dont care as its not much lost in commission i cant stand them

    The overpriced stinkers are there and sticking out like sore thumbs! I've only just started looking serious with my partner and there have been a few we have seen and called up for that have been sold very quickly. The alternative is that we are in positions where we have offered asking price along with others and vendor has not accepted offer....

    Why did you say that?? I was only asking what people's observations of the sales are like where they live, and you come out with that??....Frankly you're a bit weird and really are quite rude!...if you don't have anything interesting or helpful to add, why don't you just jog on?...

    No we dont understand either. Misplaced confidence I guess. The EA has said they are getting a lot of viewings so maybe they are hoping for a bidding war when they eventually do find a property and do accept offers/ask for final & best price. Alarmingly they had to see about getting extra funds weeks after they put the property on the market and didn't get approved (surely you do this before put your house on the market ???)
