    Secondly, one house we found on RM that we liked, had decided not to put up a for sale sign, and it is a big street and we just can't work out which house it is for sale from the pic, and I like to do a drive by first before a viewing, so I can check out how close the house is to neighbouring properties, etc.

    That's what I do,and the above has happened to me this very week!

    Good grief, YES - get a board up right now.

    If nosey parkers come round on a Sunday and ring your doorbell, remember one thing - it's still your house. You don't have to let them in, you don't even have to answer the door to them.

    If you want your agent to take appointments or conduct the viewings, put a rider on the sale board that says 'Viewing by Appointment' or put a sign at your front door saying 'Please don't knock or ring. Viewings are by appointment only, please contact the selling agent'. The agents' details are on the board for a reason.

    American agents sometimes use what they call a 'brochure box' attached to the sale board. If anyone is passing by, they can pick a brochure or leaflet out of the box, and it's a non-threatening way of getting details (i.e. they don't have to call the scary 'realtor'), The success or failure of this depends on your neighbourhood.

    I had a lovely couple knock on my door having seen our for sale sign. They were having a drive around, liked the area and put in full asking price after viewing. Unfortunately they weren't able to sell their property in time for our move; but we still keep in touch to this day! They're really nice people and i wasn't at all put off with them turning up out of the blue. Though you do need to keep your house pretty tidy- just incase you get the knock!
    As a previous poster said ;you don't have to let anyone in- if i hadn't have felt comfortable about it i would have polietly asked them to go via the estate agent.
    As for nosey neighbours- news gets around; with or without a board.At the end of the day hopefully you'll get a sale and leave them behind..

    sell sell sell ! can you request 'by appointment through agent only' or something similar, to deter the lookeyloo's?
    Long time away from MSE, been dealing real life stuff..
    Sometimes seen lurking on the compers forum :-)

    Quite a lot of people have the idea that they'd like to live close to their relations and friends, so if they see a For Sale board while they are on the way to see said relations and friends, it just might pique their interest.

    We sold our house to a couple who wanted to "keep an eye" on their son at the other end of the street.

    The son was in his forties. :eek:
