For sale board or not?

We have just put our house on the market and to stop nosey people viewing for the sake of something to do we decided not to put a for sale board up. We think really anyone seriously looking to buy will visit estate agents and look on Rightmove, but I am now wondering if we are missing out on possible viewers buy not putting board up, anyone on here got any thoughts on this? :confused:

    I would say "put one up" personally...

    Nosey people will probably try to view regardless... BUT having a board up MAY well draw in passers-by who either aren't internet savvy (I know, odd thought, but there are still a LOT of people out there who don't use it and/or don't use it to look for houses). Sometimes people might not be actively looking to buy, but a "for sale" board may get them thinking! ;)

    When I'm selling something, I use every promotion opportunity available. I've never sold via an estate agent (I do it myself), but I'd definitely use a sign of some sort.

    When I sold my flat, I put an enlarged copy of the details in my front window - that way nosey people were satisfied by a couple of pictures, description and floorplan :)

  • I would alwasy go for a board as one of those nosy people might just be your buyer!

    Also if people are passing through or visiting from outside your village/town then it may make them think...must check that out as they may not have looked online.

    This happened with me as they lived approx 200 miles from me and were visiting their daughter, when they noticed the board. They had been looking in another village close by.

    I would do everything I could in the current climate to get them through the door.

  • Well - just my opinion, but we will be looking to buy later in the year and we have started driving round our area, looking for streets / cul de sacs / areas we like the look of and checking for sale signs, then looking at the details on RM and EAs. WIthout the signs we wouldnt know if the streets we liked had any houses for sale if we didnt check RM too.

    Secondly, one house we found on RM that we liked, had decided not to put up a for sale sign, and it is a big street and we just can't work out which house it is for sale from the pic, and I like to do a drive by first before a viewing, so I can check out how close the house is to neighbouring properties, etc. So if it is still on when we come to buy, we wont know which one it is until we are ready to view.

    Also a house on RM might look lovely on the pic, but when you do a drive past you can see the bigger picture and the bits the photo leaves out. If there is a for sale sign you can check it out yourself.

    Do not underestimate that someone might drive past, notice your sign and then be encouraged to look on RM for more details, which they might have disregarded if they hadnt seen your house "in the flesh".

    Just my opinion and others may disagree. But I like to see a board, it shows me what is available "in real life", not just a picture.

    I'd say put one up, especially if you live in a desirable area.

    Also you never know who's passing by & there may be someone who's waiting to live in your particular road/estate/village etc.

    This is SOOOOO true - I do it quite often, if I see a "for sale" board in an area I like.... I go home and check it out online.

    We found our house by driving around the streets that we would like to live on. Worked for us!

    I do it all the time and still do and I've only moved 10 weeks ago, suppose that makes me one of the nosy ones!!!

    Another thing i forgot to say, when we have found somewhere on rightmove we have always gone and driven past before viewing. If there wasnt a for sale board outside i might have dismissed it as off the market and that rightmove was out of date.
