I need to sell!!

My house has been on the market for just under a year now - during which time I've dropped the price by 10% (it started off at £255K). I've only had eight viewings, two of which lead to second viewings, but sadly no offers:(
I'm with the major estate agent in my area, they just say that interest is very low in my price bracket. Most houses in the area are small terraces which sell for around £150K, whilst mine is a four bedroomed detached property.

Four months ago I moved into rented accommodation 150 miles from my house - thankfully my employers have agreed to pay my rent for eight months - so I'm getting more and more desperate to sell. I've been very tempted by all of those 'sell your house quickly with us" sites that are on the Internet. Has anyone had any experience of using these?

    They will offer you at least 25 -30% off their valuation. You will do much better to drop the price with your estate agent. The fact that you have only had a few viewings in a year should tell you that you are asking too much.

    I've not dealt with any but all the evidence I've seen is that the 'sell quickly' merchants will typically offer 75% or less of the current market value. Let's assume that to be £225k in your case, so you're likely to get an offer of £168,750 or less.

    If you can afford your next move after months of renting, on that amount, it may be worth considering - depending on when you bought, this may be less than you paid for the house.

    All I can suggest is ask the sell quick guys to make you an offer, but don't don't don't let them talk you into accepting it straight off the bat. Get a few figures from more than one or two of them, and sit down and weigh it up.

    It's all to do with LOCATION LOCATION LOCATION I'm afraid. Your area sounds like it's one of the less desirable areas I'm afraid. A 4-bed detached going for £250 must be in a very poor area and that's why you have no offers. All you can do is ask a price that reflects the area. Terraced houses going or £150K must are unheard of round my way, you wouldn't get a flat for that. You need to market your property at a price that reflects the area.

    Well, shall I tell you about the 4-bed detacheds going for around £230k in my 'poor area'..... or do you have preconceptions about where I live too?

    And it is exactly that kind of snobbery that contributed to the absurd HPI we have all seen.

    You sound immensely proud that your area is so over priced.

    Thats a very sweeing statement , it could be that houses in a higher price bracket simply aren't selling in the OP's area - it may not be overpriced at all it could simply be that 200k+ houses are not affordable to anyone in her area at the moment - doesn't mean she should reduce hers below this:eek:

    Because they're overpriced at the moment?

    If someone needs to sell today then they need to price for today's market and that market is set by what buyers can afford, or are willing, to pay today.
