According to some woman on the Beeb the other morning (can't remember who she was), the buyer's morgauge company wouldn't accept the survey included in the Seller Pack, so the buyer would have to pay for a survey anyway.
I thought the whole point was that the buyer wouldn't have to pay for the survey and risk having the seller then pull the house off the market?0 -

It's people like you with your naive attutude that create problems for the rest of us. Why don't you research your subject first before you express your ill-based opinions. The real winners in the sellers pack is the government who stands to gain the extra revenue from the VAT. The big losers are us - for reasons wjcih have already been mentioned before.
I am really surprised though about the Consumer Association being in favour of the sellers pack, when so many other organisations are against it.0 -

Have you never been naive then? Must be lovely being so corect all the time. I dont understand why having an opinion about something " create problems for the rest of us" as I havent done anything except post my opinon on a message board

It wasn't her that made the decision to introduce them after all. I can certainly see how people who aren't used to buying property will benefit from these packs. There are too many houses out there which buyers think are immaculate, only to discover that a trip to Ikea on the part of the vendor does not a sound investment make for the purchaser. I've seen too many posts where buyers have had to back out because the house of their dreams needed work.
I don't particularly relish forking out for one of theses every time I sell and they won't help me when I buy, but if it means that the majority are reassurred

Have a look at the RICS website (https://www.rics.org) which gives an informative view on the 'sellers pack'. It will stop a lot of time wasters and like you said will save people spending money on numerous surveys.0

Oh yes - I have been naive in the past. And as for being right all the time, far from it. But unlke you, at least I think before I speak and express opinions!!
I read your email about your parents' experiences, but the sellers pack will not do anything to alleviate such problems. You also need to remember that that the vendor could pull out of the sale at anytime, and if solicitors and lenders do not accept the contents of the HIPS, then you as a buyer will lose out. Just the same as it is now. First time buyers will lose out the most, because house prices will almost certainly go up leaving them (due to property shortages) in a position where they cannot afford any properties. And that would be absolutely shameful, if young people would not be able to afford their own property.
So please think again before you are brain-washed by this government's bad legislations. It's your future too that would be affected.0 -

There was no dressing down as you put it. I was merely stating to lynzpower to be more careful about expressing opinions, particularly when they have not been thought out. If there was any dressing down, it's from lynzpower herself - I resented her accusation that I am never naive or make mistakes.
The sellers pack will not do anything to alleviate current problems experienced by buyers, which is what we are being led to believe. I fully understand the problems faced by buyers - sellers will always believe that their property is immaculate, but this is the same for everything else on the market. How many times have you walked into a shop and seen a dress for a certain price, and when you look at it, you would not even pay half the price? It's the same with evrything - you see you like you buy. If not, move onto something else that you like. But the sellers pack is not the answer.0 -
At the end of the day, Im not a property developer, Im just someone who will be selling my flat and buying another one. If I find a flat, and move to buy it, then find its built on an old asbestos processing site then to be honest, Id rather know this from the off, not after Ive spent shed loads of money instructing, doing all the other searches and the rest of the process and the costs that involves. ( letters phone calls general hassle)
I have seen the complaints from the law society, amongst others and yes, they have some excellent points about for example the authentification of HIPs and I agree with them. Tell me lynzpower, if you were buying a car and the seller shows you a report by the AA or a garage about the condition of the car, would you trust it? Even moreso, perhaps if the reoprt is more than 6 months old? And if you are selling your house, are you happy about paying £1K for your HIPS knowing that it will not be accepted by the buyers lender or the solicitors. And if you are also a buyer, would you also be happy about doing your own 'buyers pack'. This proposal is nothing more than a double charge - a charge on the seller and the buyer. So you as a buyer/seller, will incur twice the current charges. Where is the saving in that?0
