new build - snag list

Hello,
wondered if anybody could help, i'm due to move into a new barratt flat in 5 weeks time and am desperately looking for a good free snagging list so that i don't have too many problems spotting everything, i'm not in the position where i can pay a professional snagger. most the sites online seem to point to having to pay

In my experience the snags are pretty evident with barratt houses! :eek:
We had 147 major faults including windows not fitted to the house, all the doors too short by about 3 inches, and a driveway that ripped off the underside of my car causing £400 worth of damage!

I bought a year old Barratt house and they were quite happy to come back and sort out the problems I found. You have 2 years unless it`s different with a flat, so settle in a bit and I`m sure you`ll see the obvious things. Some things will take longer. Almost 6 months after I moved in I found that the grout was cracking inbetween the floor tiles in all the bathrooms. They came out and re did all of them. I have even had the bulbs replaced in the spotlights as I thought the fittings were faulty. I also had problems with the front door keys and they changed the locks. They were great at coming back and on time. I would never buy a new build as I think they are vastly over priced but I wouldn`t be put off by buying a nearly new Barratt based on my experiences with them.0 -

Snags are pretty evident to spot. You dont need to pay any expert. Just research online and you shall samples of Barratts snags/customer experience0

Personally, I would never pay for something I can do myself. I bought a new build Persimmon flat 4 years ago and snagged it myself. I recently bought a 7 year old 2 bed flat that clearly hadn't been snagged. I think it may have been buy to let so maybe the owner never bothered actually looking round. I say that because the faults that should have been sorted were obvious to me.
My suggestion would be to examine everything carefully, if you don't feel very confident, ask a friend or relative to accompany you. Someone else may spot something you miss. Daft as it sounds, pay particular attention to the lower parts of the toilet and sink as these can often get chipped and it won't be apparent when you're stood up in the bathroom.
Also, pay careful attention to any scratches on window glass or upvc frames, as well as the kitchen cabinets and work surface. The way it was explained to me was that you do need to report any damage discovered in the first day or so, or it could end up difficult to prove you didn't do it yourself.
However, as a previous poster stated, you should be given a year (maybe 2) for any further faults which wouldn't be classed as damage.

I just said to barratts how long do i have to "snag" the property and they replied saying you don't snag the property we do it for you and then you have two years to let us know of any faults you find?!0

We had ours done 6 months after we moved in and have had 1 year off the top of my head to find anything else..which we haven't!! As we know the neighbours well we all asked each other what was on each others lists incase we had forgot anything!..off the top of my head was:
- Our bedroom window was a bit stiff
- The stairs had the normal cracking and that was all filled and painted
- The railings in the garden needed 1 new bolt as split level garden
- The sink bowed where the builder stood on it but tbh they wouldnt budge on this..we have a dishwasher and dont use anyway and are changing it so not too fussed
- the kitchen floor was the main one as it was rushed and the screws came through..we upgraded and had a nicer floor put down so glad about that!
- Small patch of paint missing on the front of the house
I would go round each room and do roof to floor doesnt take long..good luck x0 -
most new homes are snagged by site manager then sales so then when you move in 7day visit then 28 day visit then within 2 years. lots of snags only come to light when people live in the home and volume builders are not bespoke so you will get snags, make sure you keep a list and get a time scale of when jobs will be done make sure if you leave a key you remove all valuables most trades are 99% honest but take care.my bark is worse than my bite!!!!!!!!0
