Got rejected last night, raised the offer by £5k to £10k under asking. They are coming back to us this morning!
Cross your fingers guys! Hopefully my wife and I are going to be the poorest we've ever been! :rolleyes::eek::j
FWIW, the house is in Rhigos Gardens, Cardiff and is STUNNING. When viewed just got 'THAT' feeling if you know what I mean!
I'm super nervous and excited sat at my desk in work! Will update!

Ah yes, Rhigos gardens - i lived just round the corner in cosmeston st. as a student - loved the area, and if I were to afford Cardiff again, it's the area I would move to!

Rejected. Wounder. Meeting with bank at 1pm so will have an update then no doubt. They will take 5k less than asking right now and remove from market but not 100% we can afford that mortgage. Roll on this afternoon0

So you probably spent some time on the gardens/Gelligaer/ Bute park? We work in the bay so a cycle ride down the taff trail from there too!

Are there many other houses in the area for sale right now? Compare the condition/prices of them compared to yours (which you probably have done). If everything's good with wunderhouse then do what you can do get it! Hindsight is a wonderful thing when you pull out, then realise that everything else appears tatty and expensive compared to what you've missed out on! It does occasionally appear that the asking price of teh house is not far out from it's actual value, which is a pain when everyone thinks that it should sell for a lot less!

Not heard back yet, although the estate agent financial adviser called us, which makes me think positive ... a bit. Our first offer WILL be rejected, but it was made with rejection in mind!!0 -
NONE, 1 house sound in Gelligaer for £198k or so last week, and only 1 house has been on the market and sold in Rhigos in the last 5 years, think it sold for £220k in 07. This is a 10 year house as well for us I'd think, it's our first house and one that we'd have a couple of little ones in

We offered 20% under asking price on a fairly realistically priced house. Ideally we would like to pay 10% under (well ideally I would like to pay nothing at all or have our first offer accepted haha), so figured we should start with a hardball nonchalent approach!0 -
exactly. I think our second one was rejected as it's only just come onto their website, still no full details and pics etc so marketing hasn't even started!0
