    The number of homes sold by estate agents reached its highest level for more than a year during March as the property market continued to show signs of improving, research has showed.

    Estate agents agreed an average of 8.43 sales each during the month, the highest number since November 2007 and the third month in a row that sales levels have risen, according to the National Association of Estate Agents.
    First-time buyers continued to account for nearly one in four homes that changed hands, with 23% of purchases made by people buying their first home, broadly in line with the previous two months.

    You want to factor in the 6 months worth of falls that have not been factored into those figures :rotfl:??? They are profoundly laggy, and you know it. Another 6 months averaging 1.2% therabouts and = 20%

    Oh, and your index doesn account for sales at auction eiuther
