    They have already fallen over 20%, so I think your extra 15% will equate to 35% off peak.

    you may suggest that i'm talking up prices but i'm not my view is that national house prices have another 5-10% or even 15% drop in them to to a total drop of under 30%

    sure things are very localised in the housing market, but my area has always been one inline with national figures, so i just don't see where these upbeat figures are coming from, thats all :confused:

    remember, this isn't my opinion - its straight from the estate agent

    i'm not trying to talk the market up, down or sideways - just passing on info...

    Owning your own first home is great; I just want to make sure it doesnt become a set of shackles that chain me down to this country that thanks to labour, is now rotten to the core.

    Plenty of mates who have emmigrated,

    All confirm that in fact, the grass is MUCH greener on the other side!

    we've been through this before haven't we - how many house price indexes are they that tell different information due to them looking at different data and different regions?? that's why i put "5-10% or even 15%".

    this one is the most comprehensive... but probably not what people want to see...

    Well, as it happens I was in my local estate agents yesterday lunchtime. It was packed with buyers and when I finally got to talk to the manager, he told me that he has never been busier. He will be looking to hire staff in the next couple of weeks to keep with the demand of property coming on the market.

    The property market is now recovering - I've heard it from the horses mouth.

    jeez mate, whats the matter with you? why you looking for an argument?

    i just passed on a bit info i thought may be useful, as it was direct from the estate agent, rather than some figures that can easily be fudged in the press...

    just because it goes against your views, you don't like it !!

    believe me or dont believe me, its your call - i know what the fella told me.

    we'll see who is right in a years time i guess :confused:


    if you must know, the estate agent concerned, covers several areas in south essex, including brentwood, billericay, basildon, wickford and langdon hills - all just outside the m25
