What does your contract with the letting agent say about how they charge?? Not the tenancy agreement, the agreement between you the Landlord & the Agent...

If, for example, it said "Any maintenance job will incur a minimum charge of £150" then if that's what you've signed and agreed for that's what you pay...

Verbal agreement wouldn't be worth the paper it is written on/.....

    Cheers!

  • Thanks guys, in this case I'm the dearly beloved LL!

When I was renting, small things like this I would just fix! Anyhoo, I'm reassured by all your responses. The tenants have been good and so has the LA (mostly!).

Ah! That explains why you're paying.

A while ago I complained about something that needed replacing in my house. The LA contacted the LL, who said that before paying for a contractor to fit a new one, she'd like to come round herself and see if she could fix the old one. The LA fixed a time that was convenient for both me and the LL, and she came round.

She didn't manage to fix the thing, which was completely useless (Barratts new build - need I say more?).

However, it was useful because she and I had a good chat about some of the other things wrong with the house, and the end result was that she nagged the LA to get round to fixing the extractor fan over the cooker. I'd reported it some time before, but hadn't bothered making a fuss about it, because it wasn't crucial to me. She, on the other hand, didn't want condensation problems in the kitchen, and made them get on with it straight away.
Do you know anyone who's bereaved? Point them to https://www.AtaLoss.org which does for bereavement support what MSE does for financial services, providing links to support organisations relevant to the circumstances of the loss & the local area. (Link permitted by forum team)
Tyre performance in the wet deteriorates rapidly below about 3mm tread - change yours when they get dangerous, not just when they are nearly illegal (1.6mm).
Oh, and wear your seatbelt. My kids are only alive because they were wearing theirs when somebody else was driving in wet weather with worn tyres.

  • Have received statement and realise I have been charged over £140 instead of the 'approx £90' that my initial letter said.

Does this still sound reasonable?? I am not happy, they seem to be playing fast and loose with someone else's money. In these austere times, why can't they spare a thought for their clients?

Reason given is "ended up costing more than anticipated"

I will hold my peace till I hear from you experienced folk here if it's still a reasonable charge.

    Thanks.
