    How much to offer? We feel like such novices - people keep saying "go in at a low offer", but what is a low offer?

    Just had an offer accepted @16.5% less than asking price on a good property near to Brighton. Originally went in with a cheeky offer of 28% below asking price.
    It all depends on how keen they are to sell,

    Well done!!

    I think they are VERY keen to sell, however they are also VERY new on the market - swings & roundabouts -- guess the ultimate question is whether anyone else wants the house. I think I would lose a bidding war in any case!

    OK, it's rejected.
    Agent said they have "two other offers, considerably closer to the asking price" and we would need to "substantially increase our offer to secure the property".

    To be honest, I think I might give them our final offer, and also let them know that if their other buyers are that interested then they can have it! We wouldn't win a genuine bidding war so the only thing we can do is call bluff!
