    Its not yet built! So if I put an offer in and its agreed how will I know what is included?

    I thought things like taps would definately be and that I would be able to choose kitchens and tiles in bathrooms?

    Could I choose the fire if I negotiate the price? When do you pick everything?

    I'm very concerned that I may sign up and then my buyer will pull out. How much to you have to pay to reserve the house? What happens if you pull out?

    Sorry thought it had at least been started!!! If I recall right I think we reserved with £500. Our house was in really final stages so the kitchen, tiles etc had already been put in or ordered. Luckily they were all what I would have chosen!!! Thats why we asked for fire and turf. You do get to chose your own from like a standard range or you can upgrade to more expensive fixtures and fittings. Not really sure when this is though. They will give you info on whats included and when it goes to your solicitors this will be legally bound. Another thing you could request is burglar alarm. They place all the wires but don't hook it up to alarm box and PIR's. Hope this helps.

    Think I will go on Thursday to check at what stage the build is at and what is included i.e what kitchen they are putting in etc? Although am desperate to put in an offer to start the ball rolling!

    Thanks for the suggestions of extras - I would have never of thought of them.

  • In 5-10 years time these houses will be competing for sale with other 10-30 year old houses in the same market. The fact this house is a bit newer is unlikely to make much difference, so what you pay now should take this into consideration.

    Builders always say that Plot 27 is not as nice as yours and it sold for £QQQ. More fool the buyers for paying an inflated price (assuming they actually paid that and it takes into account incentives etc) - but you shouldn't get caught.

    You should not be comparing this with other new houses on the estate. You need to look at what similar slightly older houses of similar type in the area are being advertised at and if possible, what they have actually sold for. Then base your offer on those prices.

    You have to be prepared to buy one of the other slightly older houses. Your pitch to the lady in the sales office should be a bit like this: "On the [nearby] estate the semis are going for £XXX. They've got plus factors ABC. I know yours has D as well, but in my book it's not worth £YYY (the difference), therefore I'm only prepared to pay £ZZZ."

    I rang today but the site manager isn't in till tomorrow so I'm going to ring tomorrow with my offer as it was a different woman today and didn't seem on the ball.

    However, she did say it would be built by june and that they're end of year is june. Does this hold any weight in the wrangling situation? I.e the longer I leave it the more chance there is of it being accepted as they'll want to be done for june?

    Thanks Richard, I will try that appraoch - 20 year old detached are around the 165k mark but need work doing so not a bad price but I want the best deal!!

    Sorry I've taken so long to reply. Managed to get the house for £146k!!!!
