New Build True Value??

I have today looked at a new build by accident!!

I went to view a house last week that is perfect for us but the vendor wont take a drop in price.

When to look at the show houses on the same development to see if looking at the show home would encourage me to pay full asking for the other one - i.e. good design ideas.

Anyway when I get there the new homes are 175k, 5k more than the other house I had looked at.

However, there is only 1 of this style still available and there is no show home of this type?

I know new house prices bomb but in our area we are really struggling to find a house that doesn't need a lot of work. the house is a Marston by Bryant.

If its up for 175K what is a reasonable offer?
Want all the flooring inclued but am unsure of what else they are likely to do/include?

Can somebody suggest an offer that they are likely to go for? I know you will say DON't BUY -but I want to so please offer any advice,

    I bought Bryant two years ago and am over the moon with our house. Very little in the way of problems, just a few hairline cracks etc which we expected. At the end of builing on our site they reduced prices greatly. On average they dropped prices by 30-40K. I would just put in a cheeky offer and see. Worse they can do is say no. Good luck.

    The reason that there is no show house is because it is nearly at the end of the development. However, a realtive has the same design so we know we like it.

    The house is due to be completed june/july so when should I put an offer in?

    I was thinking perhaps 155k - have I much chance of getting it for 145?:confused:

    If you go in at 155 you'll never know if you could have got it for 145 so go in at 145 and if they say no up the offer appropiatly (sp)

    I would put offer in now so you leave time for solicitors etc. I would think you had a good chance of getting a great reduction due to the current market. My home is a Westbourne and the people who bought the last Westbourne on site paid nearly 40k less than me. This was partly due to lower house prices but also because Bryants need to release the money so they can move on to other projects. I would put in a low offer that you are comfortable with or ask them what is the very least they will accept and then barter this figure down.

    I feel that they may laugh me out of the shop - the build has been reduced but am unsure what from - Don't remember it ever getting anywhere near the 200k mark.

    The woman today said she'd 'looked over the budgets and if I wanted just floor coverings i might get 5k off'

    I thought it may be better to add stuff in and keep the offer higher?

    please advise me!

    It really depends on what would suit you best. Do you have ready money for flooring/turf/fire etc? If you do then I would push for money off. If you need help with fixtures/ fittings etc try for these. My house was up for 176.5K. I got 3K knocked off plus turf, fire and surround and extra cupboards in kitchen. But this was before market slowed so much. Also it depends how much you really want the house. I absolutely fell in love with our house and it's position on the site and would have been devastated to lose it so was quite happy with the deal we got. Our previous house was bought for a silly offer which was accepted because they were desperate to move. You don't know if you don't try!!!

    We can afford flooring etc - just want the house at a best price.

    Think I will start tomoorow at 145k to include nothing and see where that goes. I am expecting them to turn it down it down - what should I then ask?

    I hadn't even thought of a fire surround etc. Where can I view any extras that I can add on if i have to increase my bid?

    Do you know postcode for the estate? It may be worth looking on Property Prices website to see what others have sold for. Sorry can't do links!! I would most definitely start at 145 and then leave it a couple of days. Probably they will reject it. I personally would then go in at 151 and if that is turned down make it very clear that 158 is your last and final offer. I think this is about what they may accept. Good luck and let me know how it goes.

    I've looked on houseprices but can't see anything for later than 2008 - although I think they may have stopped building for a while and thats why.

    At my offer of 151 and 158k would you include carpets etc.?

    Not at 151 but at 158 I would. I would go for turf and fire not carpets as I don't think the quality is very good. Lots of my friend on the estate got carpets but they seem to stain really easily and seem quite thin. Is the house complete already with kitchen, tiles, taps etc?
