advice needed - house sold but neighbour starting dispute!!

Hi there, I wonder if anyone can help me out here with some advice!!
We have received and accepted an offer on our house and all is going through nicely - happened to bump into the wife of a neighbour who when she found out we had sold was quite put out as hers had been on the market for a while and not sold!
Anyway - two days later theres a note put through our door from this woman asking for the removal of a 2 foot concrete post that is holding up a fence between my house and next door but encroaches on this other neighbours land by about 6 inches.
This fence was erected 7 yrs ago by the previous neighbours and we helped towards the cost as they were pensioners. Nothing has been said about this post previously - it was covered in ivy - but since they are trying to sell again they have been over every inch tearing the ivy down and thus the present situation.
This woman has threatened us with her solicitor and told us we are now 'in dispute' and we have to tell our buyer - Ive already sent all the forms back clearly stating that we are not in dispute with anyone - as we werent!!!
Should I ignore? try to reason with her? or chop down the post - its really down to the new neighbours though isnt it as the fence is also on their land!!
Help - confused and need advice!!

Just do as she wants and take the post down, then you cant be in dispute over anything. Not worth starting a fight if you are moving.

Sounds quite spiteful, but she knows she has you over a barrell ....be very polite and ask her when it would be convenient for the post to be removed ... if your buyers get a hint of it they may just walk away.0

You're only in dispute if you disagree!
Just take the post down immediately and send your neighbours an apology note and chocolates for the tresspass of your post on their land!Should've = Should HAVE (not 'of')

Keep it simple, move the post, there will be plenty opportunity for revenge on the day you move if you feel so inclined. I had a similar neighbour, and had printed a huge poster for the side of the transit van telling them exactly how I felt about the pedantic miserable barstewards.

As pointed above, you are only in dispute if you are in dispute. If you agree, then there is no dispute.
In any case it sounds like the post shouldn't really be there anyway.
So remove it, write a letter and send recorded delivery saying that it has been dealt with as soon as you were advised and you were glad that the matter was settled without dispute.
Also, as long as her letter came through after you filled in the forms you should be fine. Keep the postmarked envelope if it isn't dated. When you filled in the forms, it truly was to the best of your knowledge. I think you only have to advise the buyer if they ask you again (though check there aren't any clauses where you have agreed to notify them of a material change of circumstances).

I would have thought a note through the door wouldn't count as an official dispute would it? I think a dispute that goes onto a selling form is one where there has been a complaint to the police or the council. Not that I would point this out to your neighbour!0

This sounds as if it's a boundary dispute, so needs to be taken seriously.
Any kind of dispute or complaint to or from a neighbour needs to be reported on said form when asked. It's why a lot of people put up with a lot of bad stuff from neighbours, as they don't want it to affect a sale at some future point if they did make some kind of complaint.The bigger the bargain, the better I feel.
I should mention that there's only one of me, don't confuse me with others of the same name.0
