Plastering £6500 for Labour - Am I being ripped off

I need some advice.

I have had a large extension put on our house, we are having the whole house replastered with the list below. We have been quoted £6.5k just for labour. This quote is cheaper then another we have had but still seems very high. It is a big house but I am unsure of how much it should cost.

We are in the South East of England

Downstairs
Lounge 21ft x 14ft - Two walls wet plaster, two walls plaster board + build one wall in stud work. Also plasterboard ceiling and skim whole room

Dining Room 12.5ft x12.5ft - Plasterboard ceiling and reskim all walls/ceiling

Living Room 18ft x 12ft - Wet plaster 3 walls, plasterboard one wall + ceiling and skim whole room

Kitchen 18ft x 11.5ft - wetplaster 2 walls, plasterboard 2 walls and ceiling, skim whole room

Cloakroom 11.5ft x 4ft - wetplaster 2 walls, plasterboard 2 walls and ceiling, skim whole room

Hall 18ft x 6ft - plasterboard one two walls and ceiling, reskim whole hall

Landing 8ft x 11ft plasterboard two walls and ceiling, reskim whole landing

Bedroom One 17ft x 12.5ft - Plaster board two walls and ceiling, wet plaster two walls, reskim whole room

Bedroom One Ensuite 8.5ft x 4.5ft - Plaster board two walls and ceiling, wet plaster two walls, reskim whole room + build two stud walls

Bedroom Two 20ft x 13ft - Plaster board two walls and ceiling, wet plaster two walls, reskim whole room

Bedroom Two Ensuite 8.5ft x 4ft - Plaster board three walls and ceiling, wet plaster one wall, reskim whole room

Bedroom Three 12.5ft x 12.5ft - plasterboard ceiling, make good small patch of plaster and reskim whole room

Bedroom Four 12ft x 10ft - wet plaster one wall, plasterboard 4 walls and ceiling, reskim whole room

Bedroom Five 7ft x 7ft - plasterboard ceiling, reskim whole room

Bathroom 8.5ft x 8ft - wet plaster one wall, plasterboard 3 walls + ceiling, skim whole room

Garage 19ft x 16ft - plasterboard ceiling

Basically we have 3 living rooms, a kitchen and a cloakroom down stairs, 5 bedrooms, 2 en-suites and a bathroom upstairs.

I would appreciate your help

    work out a total area in square feet for walls and ceilings so you break it down into a per unit cost.

    £500 per room gets you to £8k so maybe all right, Have they said how many people are going to do this could take 1 man some time!

    seems reasonably fair, you are in one of the most expensive parts of the land?

    if you cant afford it, does everything have to be plastered?

    Hi, I paid £1,500 for a room measuring 5m x 4m wide x 3m high. This was to get the whole room stripped, plastered and painted in London. It took two people four days (including drying time).

    For the work you have detailed thats a fair price, all I would say is just make sure that all the work you have listed is actually required, I have done lots of full house restorations and not one house has required the work you have listed

    Hi i am a plasterer by trade, most of us work off a per square meter price for things like skimming, plasterboarding and rendering/floating.

    i havent worked through all your measurements and done an estimation but while it sounds at the top end of what you should be paying it doesn't sound like a rip-off as it sounds like quite a large house.

    just be sure your getting a top end firm if they wanna charge top end money, find out if they are n.v.q/city and guilds qualified tradesmen as our trade is not as tightly requlated as say plumbers and electricians and there are alot of unqualified "plasterers" about.

    Good tradesmen should by now be C.S.C.S Accredited so ask if they hold a C.S.C.S card and make sure you see it. The C.S.C.S sheme is government backed and aimed specifically at forcing out rogue traders as to get one you have to hold the relevant qualification for your trade and in some cases be assessed to check you are of a suitable level of competance in your trade.

    dont pay in advance for work not done, get a breakdown of costs for each room or job i.e if they are going to board everything first then skim it room by room pricing might not be suitable but have some agreement that ensures you only pay for what is done.

    i always plan a job out in stages if i intend to invoice in stages for a job and explain these stages to the client and how much will be due upon completion of each stage, they then know what they are being charged for and know not to pay if something is not done.

    For !!!!!! couldn't you have just done this? We are here to help - not waste our time helping LAZY idiots who have all dimensions but no sq ft!!!

    P.S Seems VERY expensive but without the m2 I can't be assed lol!!
