Oh I love the filtering system at work. I wrote an innocent word c-hat and it blocked my reply, losing everything I'd typed.
Plan B house - Having read this forum and c-hatted to a friend yesterday, it was obvious (although I had to be told it) that I'd be better off staying where I am, if that was the only option.
The cottage - well they said yes:j. And (according to EA so not sure if it 100% true) they saw a place on Sat that they liked, and are going for a second viewing, so fingers crossed.
I should be delighted, but I feel quite 'flat'. Not sure why, maybe I'm a bit exhausted by it all???

They've had an offer accepted on a property they like, but now those vendors need to find a place.
I feel like I'm at the end of a long chain (and I'm nervous!)
If you were a FTB, and you were renting, how fast would you expect this to proceed? I don't want to lose the home I like because my buyers can't / don't want to wait?

That's Catch 22 in this market. So far, you have a chain of:
Your buyer
You
The cottage people
Their vendor
And now their vendor is looking for somewhere ...
Your buyer probably has loads of choice, so he may not hang around much longer. Like I said before, you perhaps need to think about contracts with a delayed completion?No reliance should be placed on the above! Absolutely none, do you hear?0 -
If you really, really must buy this place, I suggest a delayed completion, ie you exchange contracts now but with a completion date of say end September. That gives your vendors a decent chance to find somewhere else. You do the same with your buyers.
Very risky strategy. If the vendors do not find and complete on anywhere before September then the OP has to complete with nowhere to go....unless they are prepared to rent (mimimum 6 month term)0 -
The latest in this saga is the lack of school places.
I knew schools were going to be different, this house is in the 'countryside', and we're in a town. So as it stands we've got loads of schools in walking distance, and we do have some very good schools in our area, (people move to our area just for the schools.)
In the countryside there are limited number of schools, and having emailed a few of them now, I am seriously concerned as they all claim to be over subscribed with a waiting list. ....Even the school that wasn't rated very high by the EA of the vendors house!
On the plus side the council tax in general is soooo much cheaper! :j
...there may be trouble ahead.....
