well that all sounds very sound, in that case its really a question of what YOU think its worth and what you would be happy to pay for it in light of the surrounding properties, trends and your own circumstances. if that matches with what the vendor wants then fine0

The loft conversion was done prior to these people owning the home.
It sounds like there is a lot of information in the HIP as the agent tells me it's too big to copy / fax

Max 210, but if they come back with anything less, I'll take it rather than haggle further.
It feels like it's really happening now.
I've put offers in on properties before, but not felt this 'sick' I think that's a sign that this is 'the one' (flippin hope so!)

if you like the house that much and plan on staying there, then make them a serious sensible offer, if you want a house that much and can afford it then go for it. Do not reply on Zoopla or whatever its called0
