when you start to see the LIBOR drops have an effect on you , let me know !!!!!

Sorry guys , but i just cant see it

£60 drop in the monthly mortgage payment from Feb expect another drop in July (June 1 price fix not applied till next payment date 1st July) gives me 3 months to look at the market and see if there is anything better I could change to.

How much more effect doyou want to see?
I started with nothing and I am proud to say I still have most of it left.

    Welcome back inspector!

I've missed you this past week!
It's getting harder & harder to keep the government in the manner to which they have become accustomed.

... But 5 year rates are still going up. Quite funny how consistently short term Libor is dropping whilst 5 year rates are rising. That's what they call the 'yield curve steepening'. 5 year rates are much more relevant to the cost of 5 year fixed rate mortgages than Libor.

    5 yr swap
    3June 3.4

    5 yr gilt
    3June 2.58

Recent lowest on 5 year swap was 2.93 on 16th Feb.
