    re: the east london line extension - it will be a darn site better than the current shambolic ex-silverlink mess which serves hackney.

    re: prices in hackney going mental - it is still "cheap" to buy there compared to many other areas in london, which may be contributing towards it not falling so much (along with the olympics factor and the new transport and the fact that it's so very "up and coming").

    i think we can still all agree that the majority of hackney is a bit !!!!!!.

    Personally Im not going to wait more than another 6 - 8 months to buy. But then again I dont have to.

    A large number of people who want to obtain a loan for a house are no longer anywhere near being in a proceedable position however.

    If you strip out the emotional fervour surrounding the hp debate (which comprises 98% of polemic on here) - property is not looking like a one way bet.

    There are bargains to be had and deals to be made, but thats the same as with most assets.

    For most "normal" people who want to buy a home to live in, that they have a chance of selling if they need to move in a couple of years, the smart money is still waiting.

    What end of the stick have you got? Anyway, I am here to try to have an intelligent conversation - hence me posting some data which seems to have rattled certain people. Well, if I am not going to get intelligent conversation here, I may as well go elsewhere.

    Dead right apart from my best ever buy, which was my dog for only a £100 from an RSPCA rescue centre, he has brought us so much happiness

    I keep seeing the 3x, 3.5x and 3x1 + 1x1 (for couples) bandied around as though they're written in stone, but what is the reality? Are banks now insisting on these multiples? Do they not take into account other factor such as outgoings, other debts, etc.?

    A lot of people seem to be basing their estimations on average house prices on these multiples but how relevent are they?


    A very good question DD and something I believe we just won't know.

    though I just did a check with halifax and with my pay 36k they would lend me (STS etc) 159k and that also takes into account the loan I have to

    so according to halifax more than 4 x.......but whether I would actually get the mortgage or not is another thing
