    Average single person = 1 or 2 bed flat
    Average FTB couple - 2-3 bed house (or flat if south east)
    Average family house (purchased after first house = 3-4 bed semi or detached

    Too late mate it has already happened Hackney prices went beserk about 3 years ago much more than the average London area and as we have just heard isn't falling as much as other areas.

    Incidently there will be a train every 5 mins (not 10) into/out of Hackney and the trains will be air conditioned:

    I never said they'd be every ten minutes, but every five minutes is not every two minutes. Who cares if they are air con, they will be running a viaduct not through a tunnel.

    I wonder how many people bought in Hackney expecting a tube into central London every two minutes?

    Personally, I would not want to live in Hackney, so I really don't give a stuff if they 'went beserk'.

    I know I couldn't afford Hackney but I would love to travel to work in air conditioning, I hate packed trains in the height of the summer. That is a real bonus for anyone living near the East London line stations

    Look mate, I went to Oxford and knew proper rich people - including Sark landowners and the suchlike. Do you seriously think I am going to be impressed by small time BTL landlords? Bully for you, let's hope you can realise your paper gains.

    I think you are reading things into my comments that just don't exist as I really don't care how rich other people are. I only care how I am doing myself. I certainly wasn't trying to impress you (if I was I would have been more open rather than just mention my wife's 3 houses, which are her's not mine! It would be pretty sad if someone was trying to inpress someone with their wife's rather than their own assets).

    Why on earth would I want to impress you? We don't even know each other and even if we did I am not that way inclined anyway.

    I keep seeing the 3x, 3.5x and 3x1 + 1x1 (for couples) bandied around as though they're written in stone, but what is the reality? Are banks now insisting on these multiples? Do they not take into account other factor such as outgoings, other debts, etc.?

    A lot of people seem to be basing their estimations on average house prices on these multiples but how relevent are they?
