    From the way you describe the tenancy agreement it sounds that it or large-chunks-of-it may be invalid. If so you may be in a stronger position that you thought. I wonder what the "new" tenancy will look like - !

    A visit to Citizens Advice or Shelter might help ..

    Sorry for confusing things, I had thought that a periodic contract was the same as an AST but after the initial 6 months had ended. I wish these terms would describe what they mean. None of it feels very 'assured' to me! And shorthold isn't very short as it's 8+ yrs in my case.
    It can get even more confusing;) - a Periodic Agreement may be Statutory or Contractual. Both run from one period to the next - the Statutory one is as you describe, arising by law after the original Fixed Term has expired , when the T remains in possession of the property and neither party has sought a new fixed term. If your original agreement was an Assured Shorthold Tenancy then your periodic continues under those same terms, except for the Notice periods, and likewise if your original tenancy agreement was a standard Assured Tenancy then the stat periodic comes under those terms, unless you agree to a switch to an AST/AST terms. The contractual type is when a contract is drawn up & this specifies that the tenancy runs for example from month to month rather than for a Fixed Term.
    The contract doesn't use any of these sorts of terms, just stuff about I must replace any broken window glass, do the decorating, pay for damage and no subletting. Fair enough. I understand from what I've read however, that both LL and tenant have rights and responsibilities in law irrespective of the contracts.
    As a start, they can only ask you to repair glass that you or your visitors have broken - anything else is down to the LL and the LLs insurers.
    You're right about the farm tenancy, that's what my landlord is thinking of. Interestingly, they asked me to let them know if the field next to my house ever comes up for sale so they can buy it to add to the property.
    Let them know? Nope, get saving and buy the field yourself, even if you have to bring in a friend or family member to help finance it................:grin:
