How long should take?

Many thanks to those who have responded on my previous posts.
My situation is this: We have sold our house, buyers have had the survey now and all is okay. We have had the survey done on the property we are buying all okay there too. Our buyers have a FTB buying their property and the one we are buying is chain free. I spoke to my solicitor today (again) as they are waiting my building societies comments on a flood report. I have chased them as building soceity claiming not to have received it , even though solicitor sent it 20 Feb and chased last week (joy):mad: . My solicitor is not the most 'talkative' person on the phone and its a bit of a struggle to get much info out of them. Realistically how long should it be before we exchange, as we were hoping to exchange next week? Is that too optimistic? Is there anything I could be doing to help things along??

If you've only got 1 enquiry outstanding (which is what it sounds like) then you might well be able to exchange next week. Unfortunately it is just a question of persevering with your solicitor to get a date agreed! They won't do it until all enquiries are back. Keep chasing, keep checking, offer to deliver things if that will help! Thanks for the swift response. I did ask the solicitor if there was anything I could do, and should I chase my building society, they said yes. So that is what i did today. When I rung them back and said they hadn't received any of the flood stuff, she went a bit off on one saying "ggrr I keep on sending it". :rolleyes: Well I gave her the number of the building society and said give them a ring and get a fax number for them (Which is what the building society said to do) and she just said 'ok'. I am not very good with people who do the 'quiet' bit on the phone, you know when its a struggle to get more than a yes or no??? So do I risk ringing the solicitors and building society every day? Maybe every other day? Or give it until the end of the week??0

Maybe give the building society a ring tomorrow morning to see if your solicitor has contacted them? It sounds to me like your solicitor won't really appreciate you calling every day (although there's no reason why you shouldn't), it just might not help matters. My friend who is a solicitor gets really annoyed with people phoning him all day for updates, he says he would get much more done if they would just give him 5 minutes peace (although his pet hate is reserved for EAs who ring up lol). She sounds like she is doing the work, if the building society still haven't received anything by tomorrow why not go down to your solictors, pick the paperwork up and fax it yourself. At least you'll know it's gone then. if the building society still haven't received anything by tomorrow why not go down to your solictors, pick the paperwork up and fax it yourself. At least you'll know it's gone then.
Then you'll phone them up and ask them to deal with the fax. "What fax?" "The fax I sent you this morning." " We haven't got it on our system, would you like to resend it to this number.......?"
This is all pretty predictable.
On the second or third call you get told the file has been referred to the underwriter. "Can I speak to her?" "She's not in today...."
That's what conveyancing solicitors suffer all the time....RICHARD WEBSTER

Thanks guys I'm sure my soliciter is as frustrated as I am with them, I will call them again tomorrow and hopefully they will have it, if not I will call again weds and then call soliciter and see what we can do.........0

What was the date the sale was originally agreed and the letters/memo of sale were issued. How long can vary from a very fast month to a very average two months to issues arising and people draggingtheir feet much longer still.
You may of realised that many solicitors do not see it as their role to chase things up as they often just wait for matters to happen. Are there no EA's as they are the ones who should be chasing every single day for you and reporting back to you.A retired senior partner, in own agency, with 40 years experience in property sales & new build. Hi Chickmug the sale was agreed in the 1st week of december, hence why we are looking to get it all finalised. We have signed contracts, which was done early Jan......It all seems to have been dragging on forever now. Good call re the EA I will ring them tomorrow and let them start annoying people, rather than me.......0

As princessany says it sounds like it should be close but you must keep chasing. I always find that the most stressful point for the buyers and sellers is the time immediately before the exchange. They have come so far and start imagining everything that could go wrong.

LOL you have read my mind completely - I feel like a paranoid wreck and have been imagining every scenario possible (most of then bleak). So much is riding on it all going through now - I know I need to stay positive but sometimes that is easier said than done. And of course I will keep u updated, and many many thanks!0
