What to offer on a new build?

I dont know what to offer on a new build in Swansea...
The facts:
We are cash buyers thanks to a private family mortgage...
The house is a new build, 3bed, ensuite, garden, garage...
Location is half decent but thats why they are lower prices than other areas...
Its on the market at £126,995...The woman has rang a couple of times even though she says she sold 4 on the weekend...
Iv had people suggest go for £80,000, i want a price that is likely to be accepted.. Also I want the cooker upgrade and carpets included as incentive...
We are set on these houses so please dont suggest against a newbuild, we know the facts....
Please any ideas...im a first time buyer... THANKS

to be honest i dont think they will accept anything under 100k depends who are selling them and where? what part of swansea? is it redrow? bovis? persimmon or a smaller company?0 -
£80k seems a bit of a stretch to me, too - but I'd have thought you'd start from around 15-20% down and work up from there - so maybe a first offer of £105k with carpets, cooker and so on0

It is wimpey, I wouldnt particulary want to pay over £110000 but i really want it. Its port tennant, Swansea, opposite SA1 which is near to my work etc. Does being a cash buyer help me at all?0

I dont think they will go that low. We are buying a Wimpey home in the Midlands and on my development when they are trying to get rid of a house already to go and hasnt shifted, they are knocking about £15K off the original price and that includes carpets.
I think £105K as suggested is a good starting figure. Also, we visited our development today and they have sold lots, in fact they have sold all the plots ready to biuld and only have 1 already biult house left..and that's the Home of the Month.0 -
If you're a cash buyer and have told them this they will be chasing you. As suggested above it sounds like an offer of £80k might be pushing it too far. But you never know. If its on at £127k now then I'd offer about.. £100k and see what they say. You could always offer less but they might not take you seriously. The maximum you want to spend is £110k so you can negotiate up to there.0

We offered £90,000 and they regected it with no mention of what price they would except, the woman was actually rude and basically said you got no chance with offers like that....
In the mean time, directly behind that development, Elan homes (new comp) have started building, their exactly the same spec, one thousand more so its £127.995, but the people are a lot nicer (which helps)...any way, we asked to speak to management and come back with their rockbottom price for just the house (no carpets or turfed garden) and they came back with £119,950....which seems high because they are offering 5% deposit paid which would come to the same.... I said it wasnt low enough and that wimpey had mentioned a figure of 115,000 which carpets and garden (which is true).... they said they would speak to the directors but they said they would make a loss to go any lower..... is this just talk???? We honestly cant afford more than £110000 but we love these houses.0 -
What is it with Wimpey sales folk?! When we made an offer on a GW new build near us the sales woman was down right snotty too. You'd think that they wouldn't be able to afford to be that rude in todays housing market! Do they not realise that's what you do - offer low to start with?! :rolleyes:Sarah.

I know, we would actually prefer to pay a grand or so more to Elan coz the people were so nice... but we still cant afford what they want and i think 110000 in this market as a cash offer should be enough!!0

why was she rude ? she will have a basic figure she knows by heart for each plot but she is a sales person who works for the company that employers her she will try to get the best possible price for each property which is her job,keep offering to the limit you feel at ease with, if you dont get the home this time there are plenty of others out there, with regard to Wimpey sales staff they are know to be amongst the best with upto date training and good level of customer caremy bark is worse than my bite!!!!!!!!0

The sales lady i spoke to just had a really snooty tone. When i made my offer she made a haughty little laugh and said "So you want to offer £X for our plot?!" and later on in the conversation said "So let me clarify. You expect a £X differential between your house and "The Hadleigh"?!"
I can't get across tone in text, but i'm trying. ha ha!Sarah.
