    did he say the offer amount..because this can be used to con you....they say "well i am sorry but we have had a offer on this house do you want to offer more" and you do...but the estate agent never ever said the offer was only £10 but you automatically thought it was higher and upped your offer.......it is a game they play on eager customers....beware

    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.

    I've been reading up on all the info, but there is one part I am slightly confused about and wondered if anyone could 'un-confuse' me!! lol

    I was reading that if you need a 100% mortage, then you will need to raise a 5% of the property price deposit to borrow between exchange of contracts and completion???

    I understand everything else, but this has thrown me!!!! If i had a deposit, then surely I wouldnt be needing this scheme!!

    Can anyone explain this to me?

    Yay! do you mind me asking which IFA you're using? we have found that they all vary considerably. One IFA will give us 3.5 x single income and £52500 equity but that is still too low for this area. Another IFA on the panel is more generous, offering 4x single income but a little less (£50k) equity. Much more realistic for this area!

    We're going to use one of the IFA's in Basingstoke as that is more local to our area, we'll see what he says on Tuesday and if need be I think there is another one in Basingstoke as well, but we already met the first one on an open day at the housing development that we are looking at and I think it worked out about 3 x joint and about £58000 equity which works out well as the apartment we want to buy is approx £130000
