I totally sympathise with you, I'm currently at my wits end in the contract with an absolute nightmare of a landlord, and a horrible horrible house, i'm stuck in till July. Counting down the seconds till I can move out basically.
Never again am I sharing with my friends, I've known the people I live with for years, and now I understand why people warn you not to move in with your best friends!! I'm basically in charge of every utility in this house, my name is on every bill because I'm a complete doormat. And all of my house mates owe me at least 100 quid each.
I cannot wait until its just me and my fianc!e, no worries over mess or bills any more.
I hope you get things sorted though, we had problems with our fire alarm (basically it stopped working for months) and no matter how much contact with my landlord I had he wouldn't fix it, so I rang up my local council and they must of threatened him with a charge or something!! because he came round the next day all sweetness and apologies for not getting it sorted it sooner. So i'd suggest doing that and hopefully that may get some of your problems fixed.trying to become a moneysaving student0 -

Ok, that's old enough to stand your ground and take action.
1. phone utility companies and put the bill in your landlady's name.
2. internet? if you need it, pay it, but can't you use the internet at the library or something??
3. Who is paying council tax if you're living with non students?
4. Did the LL register your deposit?
5. WRITE to the landlady, stating all the problems, and giving her a date that she needs to fix them by, other wise you will take further action. You shouldn't be paying rent on a room that is a main access and has the meter in. TELL your landlady that you only wish to pay rent on one room, and if she disagrees, tell her you'll be getting environmental health round to assess the situation... hopefully she'll agree that you don't have to pay rent on this room!Should've = Should HAVE (not 'of')

I'm actually just 19 but I understand your point.
We have had a few experiences in this house whereby we've found that none of the fire alarms work? There have been a few times when there has been the smoke from the cooker when frying things, but even though it has smoked the whole downstairs out none of the alarms went off.
Does anyone have any idea what that clause means? If the fee is small I would just give my notice now as this is the third chest infection I've had since new year and I'm convinced it's because this house is stupidly cold.
I'm going to see the Uni welfare people tomorrow if well enough and I'm also going to see CAB next week.0 -

You are paying for Virgin media, so must have a phone line.
Please use the phone & CALL your local council.
a) speak to the private housing officer/tenancy relations officer. Express your concerns about your LL, the bailiffs, the lack of access to the front door & gas meter unless you pay to rent this room too.
b) speak to the fire safety officer about your smoke alarm
c) speak to enviromental health about the damp & mould & slugs & rubbish
d) speak to the HMO dept check to see if your property has or needs an HMO licence0 -
We don't have a phone line, this is because as Virgin Media is fibre optic we don't need one, so our landlady advised us not to because when she lived here they had one and the other guy who lives here kept abusing it and it caused problems.0

If somebody has changed utility bills to your name without your agreement, that would constitute fraud. Call the police before you find out whoever did it is also bunging in loan and credit card applications in your name as well. Nip it in the bud before it gets serious.0

Then email them. The all the council depts listed will have an email address. Do you have a mobile? Does your boyfriend have a mobile? I'm sure between the two of you you can manage to make a phone call.0

I agree with your first sentence ( for different reasons) but am not sure how you have come to the conclusion that that the OP is now on a Stat Periodic agreement?

It would appear that she is still within the original Fixed Term and that her contract offers some sort of break clause, hence my earlier suggestion:
It is usual for a break clause to require two month's notice from either side but when, and if, it can now be invoked depends on the wording within the contract: if, for example, it says that at six months, either party may give the required 2 months' notice then the OP has missed her opportunity to do so.

Ok, let me clarify something. You are living in a damp infested death trap, inhabited by slugs and spiders. You have a roommate from hell and mounds of rotting rubbish and holes in the walls. None of the major appliances have been safety tested and there are no inspection certificates. Your landlady is dodgy sounding to say the least and she is getting bailiff visits. Erm...I think if it were me in your situation I would have left by now. Contact the utility companies and virgin if you have to to make sure you aren't saddled with any bills beyond that point and report this woman to your uni and env. health and then leave. Don't leave a forwarding address.0

Yeah I emailed my local council fire department and they replied within a few hours, its pretty prompt. And you have evidence of contact should you ever need it.trying to become a moneysaving student0
