It would be cheaper if it sells! I'm surprised that EAs are pulling from rightmove - it is expensive I have heard but some things are really quite important - I don't look anywhere else at all!
One thing you need to bear in mind is that you are driving the sale - both the price you are marketing at and then when you get your acceptable off you should keep in touch with solicitors and your buyers too preferably and keep things ticking over. The other thing to bear in mind is that you often think EAs are driving for you when in fact they aren't - this particular part of what is supposed to be in an EAs remit I have often found rather or even entirely lacking and it often just complicates things with all the chinese whispers that inevitably occur with 2 EAs, 2 solicitors, 2 mortgage companies and 2 buyers involved. I find it easier without them. You can still use HN to ask awkward questions on your behalf etc but I just wouldn't expect them to be too proactive.
AND make the effort to work out how to delete the photos they give you! Most people allow them ALL to come up on the website but the idea is that you choose the ones you
like best to go live. When I did it, it took me about three days to finally get it right but you had to unselect the photos ones you didn't want rather than select the ones you did. It's really important because the photos are supposed to entice people, not make them think they've already viewed the house from every angle, including close ups of the toilets! I think this is where people often fall down with HN.

I always thought that Rightmove disallowed private sellers because of PMA (Properties Misdescriptions Act), partly due to this BBC article from 2006 and similar articles elsewhere;

As private sales companies such as HouseWeb and PropertyBroker started to attract more customers, Rightmove wrote to its private sale customers, telling them they could no longer advertise their properties on Rightmove.
Rightmove says it cannot rely on the accuracy of the details from private sales sites, as they are not bound by The Property Misdescriptions Act, which only applies to estate agents. "

I got the impression with our local agents that they were happier being flexible on the fee if they felt the property would be easy to sell.
I do know also that in my area, there's a surplus of buyers and a shortage of properties. With this in mind I am being open in my discussions with the EAs about what everyone is charging and that for us it will simply be down to cost.
One has seen the property the other hasn't and neither advertise on Rightmove. Still not surewhat to do for the best.0 -

Thanks, the px we were looking at was not proceedable. I know, I was surprised that neither local ea's used rightmove, doesn't seem good business sense to me.0
