Selling without an Estate Agent

  • Very good thread. I've not used an EA for a while but certainly interested in the online route as I've heard good things about online letting agents (see the other thread on here). Would be good to hear more about any online estate agents (have also heard good things about house ladder, by the way).

    I don't think you can either, it costs agents an absolute fortune.

  • Indeed, I think thats the benefit you get of using an online estate/letting agent. They pay the fees to get themselves on there and you just pay your small fee to the agent.

    Its not selling your house yourself using the housenetwork, but it will put your house in the right places and it will not cost you a arm and a leg if you do sell.

    I used wow property and they come out to take the photos and they charge a fee of 999 pound if and when they sell, ive moaned about online estate agents in the past, but i think they are all the same.

    Its a shame its not cheaper, i know if you are letting you can get your house on right move for 60 pound.

    mind you it will be a lot cheaper than using a conventional estate agent.

    Back in 2007 I tried to sell without an agent, and listed my flat with one of the private listings websites... but the only people who phoned me up were estate agents! :mad:

    I didn't give it anything like long enough, and gave up after a week or so and went with one of the local agents who hadn't phone me up!

    They wanted 1%, and sold it within 24 hours to a couple on their database. Never even got to Rightmove!

    To be honest , it's not really about the cost ( although obviously any saving would be good ),and I don't mind using an online estate agent, I just want to get on rightmove and I don't have much faith in my local estate agents.

    Thanks for your advice.Do you know if Wow or Housenetwork tie you into a contract for any length of time and could you use other agents alongside them ?

    I just looked at houseweb, searched for property in Lothians, Strathclyde and the Borders, areas which make up a sizeable proportion of Scotland.

    I found the grand total of THREE properties.

    Tell me if I'm missing something, but why would anyone list their property here when they have so few properties?

    Why would any buyer look here, when there's far more property to be found elsewhere?

    It may be cheap, but what's the benefit of getting a cheap internet listing, when no-one will come near it?

    Its another case of someone giving advice who has very little knowledge.

    To the OP - find a decent EA - preferably one that is not part of a chain who owns their own business - they will be more flexible on fees and have a vested interest in selling as its their own company.

    Get a realistic valuation, do not pay any upfront fees and do not tie yourself in for too long

    I would go with the housenetwork then, they dont believe in sole agency agreements, if you fancy trying them against a local esate agent if they are no good then give it a go.

    Like you say the main thing is you get your property on right move and the 295 pound housenetwork deal looks the best bet to do this, i personally would not use a local estate agent again, has i find they are a waste of space, who have been picking up good money for doing little.

    I know i will get a load of estate agents tell me how good they are, and we will probably see it in a bit, i think if you are selling a house, most people will search right move, if a house catches their eye, they will call the number next to the house to try and get a viewing, most people dont look at the name of the estate agents, and think oh they are good, i bet most people think oh its them !!!!!!!s again.
