I have large BTL mortgages but they are only charging me 1.25% and 1.55% so why is it hard for me when all the properties have tenants in.

I dunno mate, because your lying? :D:D

    How's that you mathematical moron.

£350k purchase price + £70k refurb = £420k, value late 2008 £800k (after getting on for 15% of the drop), another 20% would take that down to £640k, meaning I'd still be up by £220k. The O/S mortgae balance is £225k, as I put £100k down and paid a further 10% without penalty. So it would have to fall over £700k or just over 75% from peak, or well over 65% from the end of 2008 position.

In other words the country well and truly dekcuf, as there are plenty of folk ahead of me in the negative equity queue.

They may have a period of NE but unless your totally stupid which is a significant possibility it is clear that I have no possibility of NE. :money:

sure, of course its worth 800k.... you just said a similar house down the road where they spent 200k doing it up has just been sold for 625k.

you spent 70k on yours which is worth 800k. yeh right.

also youve been saying youre doing great because your 600k property is clearing you £1200 a month.

interest rates are at the lowest it will ever be, the lowest on 300 years, and youre yielding £14,000 a year on a property you reckon is worth 600k.

with interest rates at pretty much zero, and the lowest mortgage rate possible, youre yielding 2-3%.

youre telling me that 2-3% is the highest you can possibly yield on your property, and you still dont see the problems ahead. and your an accountant.

Devon I'm 38 (I bought my first house at 25 and paid by 30), and no-one ever gave me a hand-out ever, or a hand-up, that's for certain.

Did I not hear you correctly .... when you said that you were 'smug' that BTLers were all going to the wall ??? irrespective of how they'd got in that position. I didn't get into my position by equity release, or becoming debt ridden, I got here because I FFing worked real hard, and for real long hours, and not just pizzing about on mobiles and drinking tea, (or posting 24,000 times on MSE), I mean flat out for 12 to 16 hours with maybe 10 minutes off.

You do seem to be have a selective memory on the old insults there old bean..... let's just face facts ... you dislike anyone with a BTL, probably because you feel you missed the boat. It wasn't just BTL's forcing the market up though which you fail to understand.

I stated factual information on my position to back up my points (if the figures grind on you maybe you should be discussing the thread with a BTL & Developer, as its obvious I'll make reference to figures, unless you want a debate with no reference point),which you ignored, but hey GD, if you like shared ownership or whatever, that's your choice.

this is fair enough kenny if you worked your !!! off over the past 2 years.

ive never had any problem with btl, i dont really care, im just telling you the state of things to come as it is, the market is going way down and yet many people still try to convince themselves otherwise that things are fine. old prices, 2007 prices, 2006 prices, its pretty much all irrelevant.

using any price during this bubble as a marker is just fantasy. there is nothing supporting it whatsoever.

no different from valuing todays share prices against prices during the stock market bubble or hbos shares at £12.

you even say you expect prices to fall another 35% so im not quite sure what your arguing against??
