Most of these companies operate a scam. They buy at a huge discount on the back of a promise that the owners can stay on at a low rent for as long as they like. The snag is that the tenancy agreement is only for 6 months, and after that it's either not renewed or the rent shoots up. So, the scam is that there's a carrot dangled that's snatched away once they've bought the house at a ludicrously low price.

Assuming you are in a hurry to sell, either put it in an auction or reduce your asking price for a quick sale. You need to make a really careful assessment of what the true value of your home is based on recent sale prices, then pitch your asking price say 5%-10% below. Remember that people offer below asking price, but if you have pitched a low asking price you won't need to offer much of a discount. Very good luck!

If the true value is say £100k, you could always try 'offers over £80k' and hopefully get a queue of buyers competing and pushing the price up to £100k. That only works if £100k is the true value not some fancy asking price.

That's only my opinion, of course, and you could ask on the housing boards for more advice, which will no doubt conflict. :0
