the vendors situation is not your problem,, hang fast and wait a couple of days to see in they re-approach you.... then YOU will have upper hand.
a cheeky REDUCED bid may even be in order, for messing you about!

£155,000 down to £120,000 is over 20 % which is about right I would have said if the £155,000 was realistic at the time. You can’t force them to drop the price you really need to decide what the most you are willing to pay is and if they want more look for somewhere else you can always leave your offer on the table.0

You said that you don't want to go higher than 110K; you've already offered 113K. If I were you I'd leave that offer on the table. Did you tell the EA that you're not willing to go higher?0
