OMG - the stress

Hi all,

My wife and I have finally found a house that ticks all the boxes and would be our home for years to come.
It was listed originally at £155,000 and has slowly came down to offers over £120,000.
I have offered £105,000 today, and as expected it was refused.
The agent has said that the vendor is willing to accept less, but has a bottom line that he must achieve.
I am planning to go back in at 109,950, however my wife wants to wait a few days.
After reading all the threads on gazumping etc, I am starting to worry.

    They have had the property for 30 years so it is not listed on any sites

    So it's probably fair to say they have no mortgage unless they have mewed insanely ... and paid peanuts for it.

    This bottom line they have to achieve usually means they've got a mortgage to clear. Which you'd have thought they wouldn't have. But in this day and age who knows.

    I assume the house has been on some time for the reduction from 155 to 120k? Do you know of any other offers? If yours is the first one, I will personally wait a few days. Its stressful but patience!!! =) good luck with the hosue!
  • The house has been on since last July.
    They had one other offer (at asking price) but struggled to get a mortgage in place.
    I know their is other viewers but no othe bidders have been mentioned.
