    hELL, WE ARE NO LONGER WANNABEES! Just bought this at auction, although, it went for slightly more than £200K :D Any suggestions what we do with it. The land is very wet: clay soil.....

    How much clay land have you got? Is it all the plot? It really depends on what you want to do with it. You can drain, improve soil, have ponds, all sorts of things depending upon what you want & how much you want to spend :D

    step back now,deep breaths and then jump up and down like loonies !!:D

    as an added footnote...similar bungalow and 9 acres here just went for £875,000. WITH an agricultural tie ! 1/2 the land is bog !!

    seriously ,take the time to walk the area, find an unbiased farmer type who can survey the land and give an opinion.[buy him a pint or two,that usually does it :D] clay certainly doesnt mean drastic.....
    SO DONT PANIC until you know the facts....

    i think you have a gem there, and i wish you and yours a splendid future .:)

    Sorry. Here's the missing link http://www.HomesOnView.co.uk/Scripts/FullDetails.aspx?CID=JNFSCARD&AID=JNFSCARD&PID=JCP12371 it's got 3 acres of field and a thinnish strip of woodland along the best part of the rear border with a sweet little stream running through which according to the ordnance survey map is the source of the river Darfon. If it wasn't past 9pm I'd be there now, tromping the fields and pinching myself as I can't believe we finally did it! There are sea views across the road too. It's fab!

    I'm sure it will. OH lived in Sydney for 6 years & I was there for 2 so we've had plenty experience of them. The purchase of Kookaburra seemed written in the stars if you believe that kind of stuff - which I don't ;)

    Trust me to nod off at the vital moment, eh?

    You've done very well there. I'd guessed at perhaps £230k for the bungalow, bearing in mind the area, but I wouldn't have been surprised at £245k, or even more. I think you've caught the market and public sentiment just right. :D:D

    For the others, who may not have visited, I can say, hand on heart, that the area Rozee's in is great. Her main village, just up the road, is lovely, with a castle that overlooks the River Teifi passing through woodland. That's very colourful just now. I was there exactly 3 years ago. :)
