Advice please on approaching selling estate agent

Hello guys,

I've lurked around this excellent site for sometime and now I'd like to ask a little advice from all you experts out there.

We put our house on the market about two weeks ago - it's a 3 bed semi - perfect first time buy house in Northern Ireland. Despite the current climate, I received an offer on the house on Friday with only my second viewer! - but with £15K knocekd off the asking price. It transpires that the interested party is an investor and wants to rent the house out. My home is in very good condition (modernised) so he would be able to walk in and rent it out right away with only decorative work required.

We are interested in a new build house not too far from where we currently live. It's a bigger house with 4 bedrooms. Apparently it sold for £193k sometime in 2008 but this sale collapsed and the house came back onto the market. The house would come finished as it was a show home whereas the other houses in the development that are not sold and are empty shells are currently selling (well sitting there!) for £175K with an additional £7K required to turnkey the property.

My estate agent is advising me to ring the estate agent selling the house and submit an offer of £160K stating there would be no chain in this transaction.
I am nervous about doing this as £125 for my house doesn't leave me with much leg room to up my bid should it be refused.

Guys, should I just forget about this and instruct my agent that at the end of the day 125 is not enough - or put in the bid as he says?
Any advice much appreciated...

    Put the bid if before you accept the offer- then if they refuse your offer you tell your estate agent its not enough.

    Try abd get a figure from them if they refuse of what they would like to achieve then you can go back to your estate agent and say I need X amount

    You must make the decisions NOT the EA.

    Is a part exchange with the builder of the house that you are interested in an option?

    The offer seems to be 'only' 10% under your asking price of 140k. That's not bad nowadays. What figure did you have in mind when you decided on the asking price? You shouldn't get too greedy......

    No harm in submitting the offer at £160,000 and seeing what happens, but don't accept the offer on your house until you know the outcome of the offer on the new build.

    As Chickmug said, it's your decison and not your estate agents.
    My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say ;)

    northern ireland is -36% at this moment and lots of bigger falls expected...they went up 300%
    It is nice to see the value of your house going up'' Why ?
    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.
