    That's a tough one, personally, I prefer it when a buyer telephones or comes into the office rather than sending an email. However, it depends on the agent and their understanding of the current situation. I offered on a property last week, on behalf of a client, and the EA was either completely naive or completely stupid as he just couldn't understand my reasoning....and I had tons of comparable evidence.....in the end I emailed it to him, the offer was accepted in the end :D

With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say ;)

    I don't think my partner is sold on this place - the parking thing is bothering him. I know we could go and ask if we could try and fit out car on the drive to check it doesn't overhang, but I suspect he's right when he says anything bigger than a smart car isn't going to fit.

    I'll mull it over and then see if the EA rings for feedback ...

    I spose we should go and see this 132k one too - I can dig out how long it's been for sale off propertybee data (their EA left rightmove for 6 months)

    If you want to PM me the postcode I can see what info I can get, I've got access to agents data on Righthmove which can sometimes be helpful.

    I've just had a squizz on building control at the local council and they don't have anything listed for conservatory they've added in the last 3 years - do they need building control?

    It's a nice looking house but not worth what they are asking for it! As for the conservatory needing B/Regs I think it depends on the size of the conservatory and if there was anything in its place prior to be put up. Worth giving Planning a call about that one.

    In 1984 it has an extension put on not a huge one (they're those 3 bedders that the box room is teenytiny so everyone extends them) - which they have PP for - my OH reckons it'd be permitted developement - and it's one with no heating and proper doors to the house still...
    Yeah so much to think about.

    The sale sign for this one is actually half way up the road at the moment - I can have a very good guess at how it got there.
    Seriously, do you really want to live in a road with people like that :confused: We made the mistake of moving somewhere like that (although it was quiet every time we drove down there prior to moving in, it was a different story actually living there) and were forced to sell 14 months later. It was one thing after another and it got worse month on month. It was our ideal house and we loved it to bits, but living amongst the aggro really brought us down.

    I already do! Just not that close to it. I do have problems with local yobs because of there this house is - that and I'm not from round here.
    That's why I know the one next door but one would be insane.

    Well - an update.

    The nice lady from the EA rang before. She wanted my comments. I said I was thinking about a second viewing - but was concerned as I'd seen the previous sales prices for the street and they were all under 100k. And that I knew the one next door was going for even less..
    She did sound very surprised and said something about their valuers must have looked at comparables to get the value... but to get back in touch if I wanted a second viewing.

    We're musing over the place as it's not quite right - and the fact it's ok decorated would be ruined by having to do the rewiring at some point in the future...
